Job summary

ZRS Management, LLC is seeking a reliable Maintenance Technician in Chamblee, GA to service our residential property. You will perform plumbing, electrical, HVAC and appliance repairs, handle turnover tasks within 3–5 days, and maintain common areas to ensure resident satisfaction.

You’ll work with the Maintenance Supervisor, ensure safety, enter new tools into inventory, and participate in an on-call schedule.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required, certification must be obtained within 90 days of employment start date.

Responsibilities

• Perform independent technical repairs to plumbing, electrical, heating and air conditioning, appliances, and related systems.
• Perform apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Maintain common areas: sweep, mop, vacuum, clean windows, pressure wash, empty trash.
• Monitor exterior for roof, siding, shutters, and related issues.
• Support preventive maintenance program for area of responsibility.
• Ensure safe condition of all equipment/structures.
• Enter newly purchased tools/equipment into inventory.
• Keep work area clean and orderly; observe safety rules.
• Willingness to work on-call hours.

The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:* Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.* Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.* Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.* Monitor building exterior for issues with roof, siding, shutters, etc.* Help maintain an effective preventive maintenance program for area of responsibility.* Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.* Enter any newly purchased tools or equipment into inventory.* Keep work area clean and orderly.* Observe all safety rules.**Qualifications*** Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.* EPA certification preferred.
