Job summary

Pedcor Management Corporation in Cedar Park, TX is seeking a Maintenance Technician (Non-Exempt) responsible for sustaining the physical needs of the property. • Demonstrate a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
• Possess an understanding of OSHA, EPA, and life safety regulations.
• Possess or be willing to get a minimum of EPA, Type 2 Certification.
• Strong interpersonal and communication skills.
• Possess basic hand tools.

Responsibilities

• Maintenance and preventive/corrective maintenance for vacant and occupied apartments, common buildings, equipment and pools.
• Complete service requests within 24 hours, except emergencies.
• Prioritize maintenance requests based on urgency and potential for further damage.
• Ensure curb appeal and access paths to models and office are well maintained.
• Assist in maintaining inventory by alerting supervisor when stock is depleted.
• Keep storage and shop areas neat, stocked, clean and organized per color-coded program.
• Continue maintenance operations in the absence of the maintenance supervisor.
• Participate in a seven day, 24 hour rotating on-call schedule for after-hours emergencies.

Maintenance Technician.

Reports to: Maintenance Supervisor/Property Manager.

Position Purpose:
The Maintenance Technician is responsible maintaining the physical needs of the property which includes service requests as well as following the preventative maintenance schedule for the property.

• Responsible for preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
• Completion of service requests within 24 hours, except emergencies.
• Prioritize maintenance requests based on urgency and the potential of further damage.
• Ensure that the curb appeal of the property is maintained at all times, including the path to the models and office.
• Assist in maintaining the proper inventory by alerting supervisor/office when current stock is depleted.
• Keeps storage and shop areas in a neat, well-stocked, clean, organized manner, per company color-coded program.
• Continue the maintenance operation in the absence of the maintenance supervisor.
• Participation in a seven (7) day 24 hour rotating on-call schedule for emergency after hour calls.

Work Requirements:

• Must be within a reasonable distance from the property and able to travel to the site in inclement weather.
