The United Group of Companies, Inc. is seeking two full-time Maintenance Technicians for Cayce Cove, Cayce, SC. Responsibilities include completing work orders, performing interior and exterior maintenance, and ensuring safety and quality in all tasks. On-call rotation required.

Requires a High School Diploma, 2+ years of residential property maintenance, and knowledge of electrical, plumbing, HVAC, carpentry, and heating systems. Driving experience with a valid license is preferred.

• On-call availability and communication of issues to Supervisors/Property Manager.

We have an immediate need for two (2) full - timeMaintenance Technicians to join the team at to join our team at Cayce Cove, one of United Group's professionally managed student - housing communities located inCayce, SC.

Maintenance + Technical Duties

• Completes maintenance work orders – as assigned
• Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned
• Maintains inventory of equipment, tools, supplies, and work materials
• Maintains a working knowledge of all utility sources and supply lines
• General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
• Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
• Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
• Cleans all common areas and responsible for trash removal

Planning + Oversight + Communication

• Assesses and prioritizes all work to be performed on assigned site
• Completes daily work schedules for routine maintenance duties
• Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern
• Ensures quality of work duties performed
• Handles emergency situations that may arise; and communicates all details of the incident to the Property Manager
• Special projects and other responsibilities may be determined

Interpersonal + Safety Responsibilities

• Will be available for on-call as necessary
• Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees
• Actively participates and follows the safety and health programs

Driving Requirements

• A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role

Physical Expectations+Work Environment

• Must be able to stand/walk for 8 to 10 hours.
• Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
• Ability to work indoors and outdoors during various weather conditions.
• Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
• Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.
• Reasonable accommodations may be made to enable individuals to perform essential functions

Job Overview + Requirements

• Job Type: Maintenance Technician; $21.00 per hour
• Work Hours: Full Time; Monday – Friday, 9:00am - 5:30pm. Evening and weekend availability is required as part of an on-call rotation to address emergency maintenance needs
• Physical Requirements: standing, kneeling, lifting, carrying, painting.
• Required Education: High School Diploma; applicable Work History.
• Required Experience: 2+ years of experience in residential property maintenance is preferred. Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
• Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication, sales, and negotiation skills; Ability to solve problems involving residents and challenging situations
