Position Summary
The Maintenance Technician is responsible for maintaining the facility, grounds, equipment, and building systems in a safe, clean, functional, and comfortable condition for residents, staff, and visitors. This position performs routine preventive maintenance, repairs, inspections, and general upkeep while responding promptly to maintenance requests and emergencies.
The Maintenance Technician must work respectfully and professionally in an assisted living environment and understand the importance of resident safety, privacy, dignity, and comfort.
Essential Duties and Responsibilities
- Perform routine maintenance and repairs throughout the facility, including resident rooms, common areas, offices, bathrooms, kitchens, and outdoor areas.
- Inspect and maintain plumbing, electrical, HVAC, lighting, doors, locks, appliances, and other building systems.
- Perform preventive maintenance according to established schedules.
- Respond promptly to maintenance requests and document completed work.
- Repair or replace light fixtures, outlets, switches, faucets, toilets, door hardware, ceiling tiles, flooring, and other facility components as needed.
- Perform basic painting, drywall repair, carpentry, and general handyman duties.
- Maintain the facility grounds, including sidewalks, landscaping, exterior areas, and seasonal maintenance.
- Monitor mechanical rooms, utility areas, fire safety equipment, emergency systems, and other facility infrastructure.
- Assist with inspections and ensure the facility remains compliant with applicable safety and maintenance requirements.
- Identify potential safety hazards and correct or report them promptly.
- Maintain accurate records of inspections, repairs, preventive maintenance, and work orders.
- Coordinate with outside contractors and service providers when specialized repairs are required.
- Maintain an inventory of maintenance supplies and notify management when materials need to be reordered.
- Assist with emergency situations, including power outages, water leaks, HVAC problems, and other facility-related emergencies.
- Follow all facility policies and procedures, including infection-control, safety, emergency preparedness, and resident privacy requirements.
- Communicate professionally with residents, families, staff, vendors, and visitors.
- Perform other duties as assigned by management.
Qualifications
- High school diploma or equivalent preferred.
- Previous maintenance, facilities, building operations, or handyman experience preferred.
- Experience working in healthcare, senior living, assisted living, long-term care, or a similar environment is a plus.
- Working knowledge of basic plumbing, electrical, HVAC, carpentry, and general building maintenance.
- Ability to safely use common hand and power tools.
- Strong problem-solving and troubleshooting skills.
- Ability to work independently and prioritize multiple maintenance requests.
- Good communication and customer-service skills.
- Ability to interact respectfully and professionally with older adults.
- Ability to maintain confidentiality and protect resident privacy.
- Valid driver's license may be required depending on facility needs.
Physical Requirements
- Ability to stand, walk, bend, kneel, climb stairs, and work in various positions for extended periods.
- Ability to lift and carry maintenance supplies and equipment.
- Ability to safely operate hand and power tools.
- Ability to work indoors and outdoors and in varying temperatures.
- Ability to respond to maintenance emergencies when required.
Work Environment
This position works primarily within an assisted living facility and may involve exposure to cleaning products, maintenance materials, mechanical equipment, outdoor weather conditions, and occasional emergency situations. The Maintenance Technician is expected to maintain a professional, courteous, and resident-focused approach at all times.
