Job summary

BG Staffing seeks a Facilities Maintenance Technician in Austin, TX for a 2-month contract. The role pays $30/hour and requires hands-on building operations support, preventative maintenance, and quick response to service requests.

The successful candidate will perform mechanical and electrical maintenance, operate building automation and energy systems, and coordinate with the owner and supervisor on progress. Shift is 7:00am–3:30pm, weekdays.

Qualifications

  • Two years of commercial building maintenance experience.
  • HVAC system knowledge and building automation familiarity is preferred.
  • Must have Universal CFC Certification.
  • Ability to work varying shifts, including weekends and holidays.

Responsibilities

  • Perform mechanical work for installation and maintenance per manuals and specs.
  • Perform preventive maintenance on air and water systems including AHUs, ducts, pumps.
  • Re-lamp indoor and outdoor lighting.
  • Operate and maintain building automation and fire safety systems; training as needed.
  • Tour mechanical spaces and building grounds daily/weekly.
  • Respond to service calls for HVAC, plumbing, lighting and carpentry tasks.
  • Communicate work status to owner or supervisor.
  • Stay updated on safety and code changes through seminars or training.
  • Provide inputs for work orders and materials lists; assist projects.
  • Respond to emergencies, troubleshoot and repair; may carry pager/radio.
  • Housekeeping in mechanical/electrical rooms; general maintenance.
  • Perform routine carpentry and assist other trades as required.
  • Complete work per UG2 procedures and work instructions.

Job description

Facilities Maintenance Technician

Length: Contract for 2 months

Pay Rate: $30.00 an hour

Shift: 7:00am to 3:30pm Monday through Friday

Location: Austin, TX 78701

The Maintenance Technician performs support for general building operations and needs. Inspects, tests, and performs Operation & Maintenance (O&M) preventative maintenance inspections on mechanical, electrical and automatic temperature control equipment utilizing inspections on mechanical, electrical and automatic temperature control equipment utilizing results-oriented strategies to ensure continuing operation.

Essential Duties and Responsibilities:
  • 1. Performs mechanical work required for installation and maintenance of equipment, systems and facilities in accordance with diagrams, sketches, operation manuals, and manufacturers specifications.
  • 2. Performs preventative maintenance and repairs on all air & water distribution system equipment including air handlers, ductwork, fans & motors, dampers, variable air volume systems and their components, mechanical cooling/chilled water system, condenser water system, heating & hot water system, pumps, clocks, potable & domestic water system, humidification, life safety systems, ice storage, supplemental heating & cooling equipment, and sanitary systems & equipment. Including but not limited to belt adjustments, oiling, greasing and cleaning of equipment or replacement of various types of mechanical and electrical equipment.
  • 3. Performs re-lamping, both indoor and outdoor.
  • 4. Performs daily operation, inspects, maintains, repairs or assists in the repairs the buildings Energy Management System & Building Automated System, and Fire Safety System when required. Must also stay educated on the operation of these systems either through manuals and or service representative training, when provided.
  • 5. Conducts daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
  • 6. Respond to service calls/tenant request for HVAC, plumbing, lighting, escorts, general carpentry & painting duties, key making, picture hanging, safely move furniture and equipment as needed, and provide support or assistants when needed.
  • 7. Communicate with the owner, owner’s representative, or supervisor on the work performed and present status of the mechanical system.
  • 8. Stays abreast of changes (safety and code) in the field through seminars and other educational means.
  • 9. Provides information for input to client work order tracking system to initiate work orders for unscheduled jobs, develop materials lists for ordering, and may be required to provide technical support for projects.
  • 10. Responds to emergency situations and traces, troubleshoots and repairs problems; may wear a cell phone, pager and or carry a shop radio for rapid response.
  • 11. Conducts general housekeeping to mechanical/electrical rooms including sweeping, mopping and painting.
  • 12. Performs routine repairs related to Carpentry, General Maintenance and assists all other trades as required.
  • 13. Completes work in accordance with UG2 Operating Procedures and Work Instructions.

  • 1. Knowledge of HVAC codes and regulations preferred.
  • 2. Ability to successfully complete the required company training.
  • 3. Must be able to work varying shifts, weekend and holidays as needed.
