Job summary

JES Holdings in Hampton, GA, is seeking a dynamic Maintenance Assistant to support basic residential maintenance, unit turns, and curb appeal for our apartment communities. The role requires reliability, punctuality, and a proactive approach to resident service.

You will handle work orders, assist with painting and carpet cleaning, and coordinate with vendors while reporting to the Property Manager and Maintenance Superintendent. Training on HVAC and HUD/LIHTC standards is provided.

Qualifications

• High School diploma or the equivalent.
• Entry level, 0–2 years of basic maintenance experience in residential or related settings.
• Experience in residential/multifamily maintenance is a plus.

Responsibilities

• Maintain curb appeal and exterior appearance of properties.
• Process daily resident work orders and respond promptly.
• Be on call after hours as needed.
• Conduct unit turns including painting, carpet cleaning, and cleaning as required.
• Assist neighboring properties with maintenance tasks as needed.
• Pickup supplies from area vendors using a registered and insured vehicle.
• Report health and safety concerns to the manager promptly.
• Be available for regional/corporate trainings and conferences as required.

Job Summary:

We are looking for dynamic professionals who are punctual, excited to learn, professional, and proactive. Arriving at work on time, possessing strong time management skills, providing our residents with enthusiastic service while completing work orders, and having a keen eye for detail to catch small issues before they become big.

This role focuses on basic residential maintenance support, assistance with unit turns, and curb appeal.

• Maintain exceptional curb appeal.
• Complete and assist with daily resident work orders.
• Be available for on call after hours.
• Must have applicable maintenance tools.
• Conduct unit turns in a timely manner including painting, carpet cleaning, and general unit cleaning as needed.
• Must be willing to assist neighboring properties in maintenance tasks.
• Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
• Reports to Property Manager, Regional Manager and Maintenance Superintendent for all delegated tasks.
• Travel to and participate in both regional and corporate training and/or conferences as required.
• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved
• Must be eager to train and learn company systems, engage in training programs on HVAC, safety training, and be engaged in HUD and LIHTC maintenance standard training, State inspection / INSPIRE.

Required Qualifications:

• Education:
  • High School diploma or the equivalent
• Experience:
• Entry level, 0 to 2 years of basic maintenance experience in residential, multifamily, commercial, hotel maintenance, or related experience

Preferred Qualifications:

Experience:

Having basic experience in carpentry, drywall repair, painting, plumbing, electrical, appliance repair, building operating systems for door entry or fire suppression, etc., or general building maintenance

Physical Requirements:

• Must be able to preform all physical requirements of position including but not limited to being able to lift a minimum of 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
