Job summary

COUGHLIN PROPERTY MANAGEMENT LLC through Parc and Glen at Briargate Apartments is seeking a Maintenance Technician responsible for diagnosing and repairing building systems, including electrical, HVAC, plumbing, and related tasks. You will also assist with grounds, inspections, and coordinating work with outside contractors.

You must communicate effectively with residents and team members, manage time well, and be available for on-call rotations to handle emergencies and service requests,

Responsibilities

• Diagnose and repair maintenance issues on property with cost-effective solutions.
• Perform maintenance tasks across electrical, HVAC, plumbing, and grounds as needed.
• Coordinate quality of work by outside contractors and ensure safety standards.
• Respond promptly to service requests and emergencies; on-call rotation adherence.
• Inspect property interiors and grounds; address deficiencies to ensure safety and cleanliness.
• Maintain professional communication with residents and team members.

Job description

The purpose of this document is to outline the expectation of the Maintenance Technician at the Parc and Glen at Briargate Apartments. This list is not all encompassing and special projects may alter this schedule as necessary:

Key Responsibilities:

• Accurately diagnoses and solves problems with cost effective, long-term solutions.
• Performs maintenance work on the property, which may include electrical, HVAC, plumbing, and other related tasks; assists with grounds work when required.
• Coordinates and monitors the quality of maintenance work being performed by outside contractors.
• Adheres to mandatoryon-call rotation requirements for emergency repairs or maintenance issues.
• Ensures a prompt response to all service requests, including emergency situations.
• Works consistently and remains engaged throughout the entire work shift.
• Assists with daily inspections of community grounds and interior. Immediately addressing deficiencies to ensure community is safe, clean, and comfortable for residents, team members, and guests.
• Complete all required trainings, meetings, and programs.
• Interacts well with residents from all age groups and cultural backgrounds.
• Maintains standards for staff uniforms, dress codes, hygiene and appearance for property staff.
• Shows up on-time and ready to work for all shifts.
• Provides advanced notice when an absence is needed.
• Demonstrates professionalism in all forms of communication, including but not limited to email, phone calls, video call, and text messaging.
• Conducts regular inspections of property including vacant space; reports and addresses suspicious activity or potential security issues.

Position Requirements

• General knowledge of electrical systems, HVAC, plumbing, electrical, and mechanical equipment.
• Strong communication skills and customer service to interact with team and residents.
• Strong time management skills with the ability to change tasks quickly and frequently.
• Reliable transportation and valid drivers license
