Position Summary
The North Central Parke Community Schools seeking a Maintenance Technician is responsible for maintaining, repairing, installing, and servicing school buildings, grounds, equipment, and building systems to provide a safe, clean, comfortable, and functional environment for students, staff, and visitors.
The ideal candidate will have hands-on experience with HVAC systems, boilers, chillers, building automation systems, water softeners, electrical and plumbing systems, and general building maintenance. This position requires someone who can troubleshoot problems, complete work orders efficiently, communicate effectively with school administrators and staff, and work independently with limited supervision.
Essential Duties and Responsibilities
HVAC & Mechanical Systems
- Operate, inspect, troubleshoot, maintain, and repair HVAC equipment.
- Perform routine maintenance on heating and cooling systems.
- Assist with the operation and maintenance of boilers, chillers, pumps, air handlers, rooftop units, and related equipment.
- Monitor and troubleshoot building automation/control systems.
- Replace HVAC filters and perform scheduled preventative maintenance.
- Identify equipment problems and coordinate repairs or service when specialized assistance is required.
- Maintain accurate records of equipment maintenance and repairs.
Building & General Maintenance
- Respond to maintenance work orders submitted by administrators, teachers, staff, and other district personnel.
- Install, repair, replace, and maintain building fixtures, equipment, and materials.
- Install televisions, displays, whiteboards, shelving, signs, and other building equipment.
- Repair desks, tables, chairs, cabinets, doors, hardware, and other school furnishings.
- Replace light fixtures, lamps, switches, outlets, and other components as qualified and permitted.
- Perform basic plumbing repairs and maintenance.
- Maintain and service water softener systems and related equipment.
- Perform minor drywall, painting, carpentry, flooring, and other building repairs.
- Assemble, install, relocate, and remove equipment and materials as needed.
- Assist with moving furniture and equipment when necessary.
- Maintain safe, orderly, and clean mechanical rooms, storage areas, and work areas.
Preventative Maintenance
- Perform scheduled preventative maintenance on building systems and equipment.
- Conduct routine inspections to identify potential problems before equipment failures occur.
- Maintain maintenance logs, inspection records, and equipment documentation.
- Assist with maintaining an inventory of maintenance supplies, parts, tools, and equipment.
- Recommend repairs, replacement of equipment, or improvements when appropriate.
Safety & Compliance
- Follow all applicable safety procedures, school district policies, building codes, and manufacturer recommendations.
- Use appropriate personal protective equipment and follow safe work practices.
- Maintain secure and safe work areas while working around students and staff.
- Report hazardous conditions, equipment failures, and safety concerns promptly.
- Work cooperatively with outside contractors and service providers when specialized work is required.
Work Orders & Customer Service
- Respond professionally and courteously to maintenance requests from administrators and staff.
- Prioritize emergency, safety-related, and time-sensitive work orders.
- Communicate the status of work orders and repairs to appropriate personnel.
- Document completed work and materials used.
- Maintain a service-oriented attitude when working in occupied school buildings.
Required Qualifications
- High school diploma or equivalent.
- Previous experience in schools, or facility maintenance preferred.
- Demonstrated experience with HVAC systems and general building maintenance.
- Mechanical troubleshooting and repair experience.
- Ability to safely operate common hand and power tools.
- Ability to read and understand equipment manuals, maintenance instructions, and basic technical documentation.
- Valid driver's license.
- Ability to work independently and manage multiple maintenance requests.
Preferred Qualifications
- Experience maintaining boilers and chillers.
- Experience with building automation systems (BAS).
- HVAC certification or relevant trade certification.
- Experience with commercial HVAC equipment.
- Electrical, plumbing, carpentry, or mechanical experience.
- Experience with water softener systems.
- Experience working in a school, hospital, commercial building, manufacturing facility, or other institutional environment.
- Relevant licenses, certifications, or technical training.
Knowledge, Skills & Abilities
The successful candidate should be able to:
- Troubleshoot mechanical and building-system problems.
- Diagnose equipment problems and determine appropriate repairs.
- Work safely around electrical, mechanical, HVAC, and plumbing systems.
- Operate computers, tablets, phones, and maintenance/work-order software.
- Communicate effectively with administrators, teachers, staff, contractors, and vendors.
- Prioritize work based on safety, urgency, and operational needs.
- Work from ladders and lifts and perform physical maintenance tasks.
- Lift, carry, push, and move equipment and materials as required.
- Work in mechanical rooms, crawl spaces, attics, and other maintenance areas when necessary.
- Maintain accurate records and complete work orders in a timely manner.
Physical Requirements
The position requires the ability to:
- Stand, walk, bend, kneel, stoop, climb, and work in awkward positions.
- Frequently lift and carry tools, equipment, and materials.
- Use ladders and other equipment to access elevated areas.
- Work indoors and outdoors in varying weather conditions.
- Occasionally work outside normal hours in response to building emergencies or equipment failures.
Work Schedule
Normal work hours will be established by the school district. The employee may occasionally be required to work evenings, weekends, holidays, or emergency call-ins due to weather events, equipment failures, building emergencies, or other district needs.
