Job summary

Village at The Woodlands Waterway seeks a Maintenance Technician and Engineer to join our team in The Woodlands, TX. The role covers general maintenance, HVAC basics, painting, and preventive upkeep to ensure a safe environment for residents and staff.

Responsibilities include electrical and plumbing repairs, equipment servicing, winter snow tasks as needed, and upkeep of irrigation and other systems. Full-time position with benefits such as 401(k), health insurance, PTO and vision insurance.

Qualifications

• High School diploma or equivalent in training, education and experience.
• Minimum one year experience in building maintenance.
• One year or more experience in apartment and/or healthcare community maintenance.

• Perform general maintenance duties, such as fixing wall covers, floor covers and some furniture and fixtures; light plumbing work, minor electrical repair and appliance repairs.
• Perform painting and refurbishing projects, as directed by supervisor.
• Perform routine preventive maintenance, as directed by supervisor.
• Perform minor building and equipment repairs.
• Assist, during winter, with snow removal efforts as necessary.
• Maintain cleanliness of fountains, pumping and filtration system, where appropriate.
• Perform maintenance on irrigation system (valves, timers and nozzles).
• Perform routine maintenance on all vehicles when assigned.
• Maintain all tools, equipment and supplies in proper condition.

ESSENTIAL JOB FUNCTIONS:

LICENSE/CERTIFICATION OR OTHER SPECIAL REQUIREMENTS:

• Must possess current and valid driver's license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed


• Willingness to be available for any/all emergencies regarding the community


• Must have thorough understanding of all building systems and their interdependence


• HVAC certified preferred but not required
