Job summary

Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to support property maintenance operations. Responsibilities include plumbing, painting, drywall repair, and preparing vacant apartments for move-in, as well as addressing resident service requests.

The role requires 1–3 years of maintenance experience, with HVAC certification preferred, and the ability to work independently or in a team. On-call duties and multi-property assignments may be required.

Qualifications

• 1–3 years of maintenance experience in apartment communities or related field
• HVAC certification preferred
• Strong mechanical aptitude and problem-solving skills
• Knowledge of plumbing, heating, air conditioning, construction and electrical systems

Responsibilities

• Prepare vacant apartments for move-in, including repairs, painting and cleaning
• Perform plumbing, painting, drywall repairs and general maintenance tasks
• Clean trash and debris from apartments before, during and after make-ready
• Respond to resident maintenance requests and service calls
• Identify and report maintenance or liability hazards
• Perform preventive maintenance on equipment and units
• Maintain communication with on-site staff and property managers
• Assist with groundskeeping, trash pickup, pool maintenance and housekeeping as needed
• Participate in on-call duty for after-hours and weekend emergencies
• May work at multiple Woodruff properties as required

Job description

Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to assist with property maintenance operations. This role is responsible for plumbing, painting, drywall repair, preparing vacant apartments for move-in, and addressing resident service requests. Additionally, this role supports overflow maintenance needs and assists with property upkeep as required.

Key Responsibilities:

• Prepare vacant apartments for move-in, including repairs, painting, and cleaning
• Perform plumbing, painting, drywall repairs, and general maintenance tasks
• Clean out trash and debris from apartments before, during, and after the make-ready process
• Respond to resident maintenance requests and service calls as assigned
• Identify and report maintenance or liability hazards during daily tasks
• Perform preventive maintenance on equipment and apartment units
• Maintain clear communication with on-site staff and property managers regarding work progress
• Assist with additional property needs, including groundskeeping, trash pickup, pool maintenance, and housekeeping as required
• Participate in on-call duty for after-hours and weekend emergencies as assigned
• May be required to work at multiple WPMC properties as needed

Qualifications & Skills:

• 1-3 years of maintenance experience in an apartment community or related field
• HVAC certification preferred
• Strong mechanical aptitude and problem-solving skills
• Knowledge of plumbing, heating, air conditioning, construction, and electrical systems
• Ability to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps
• Strong organizational skills and attention to detail
• Ability to work independently and in a team environment
• Flexible schedule, including availability for weekends, holidays, and emergency after-hours calls
• Dependability and strong work ethic
• Reliable transportation to support property needs
• Must pass a criminal background check and drug screening
• Valid driver’s license with a clear Motor Vehicle Record

Physical Requirements:

• Ability to lift and carry up to 50 lbs.
• Frequent bending, kneeling, stooping, and climbing ladders
• Ability to work outdoors in all weather conditions
• Use of hand and power tools for extended periods
