Job summary

Rental Asset Management LLC is seeking a Maintenance Technician responsible for preventive and corrective maintenance across HVAC, plumbing, electrical, and appliances to keep units and common areas in top condition.

You will perform make-ready tasks for new rentals, monitor work orders, and assist with compliance, safety, and on-call emergency responses, including weekends.

Qualifications

  • EPA certification required for refrigerant handling.
  • Minimum 1 year in maintenance roles preferred.
  • Solid experience across HVAC, plumbing, electrical, and appliance repair.
  • Familiarity with maintenance management systems for work orders and inspections.
  • Languages: English – B1, Spanish – B1.
  • Willingness to work on-call, including weekends.

Responsibilities

  • Perform preventive and corrective maintenance across HVAC, plumbing, electrical, and appliances.
  • Identify and report damages or deficiencies to prevent malfunctions and ensure resident safety.
  • Make-ready units for new rentals, including HVAC checks and minor upgrades.
  • Maintain common areas to ensure a safe, clean environment for residents.
  • Complete work orders within established timelines and monitor key operational indicators.
  • Coordinate with Property Management and vendors; participate in on-call rotations.
  • Follow EPA standards and safety regulations and pursue continuous improvement.

Job description

Main Purpose

We are seeking a Maintenance Technician responsible for performing preventive and corrective maintenance tasks, ensuring all units and common areas remain in optimal condition. This role requires a well-rounded technical skill set across multiple systems, supporting resident safety, comfort, and overall property performance while maintaining operational efficiency and compliance with established quality standards.


General Maintenance of Residential Units


  • Perform assigned preventive and corrective maintenance tasks across HVAC, plumbing, electrical, and appliance systems.

  • Identify and report damages or deficiencies, preventing major malfunctions and ensuring resident safety.


Make-Ready for New Rentals


  • Prepare units for new residents, including HVAC checks, painting, minor repairs, and upgrades to ensure readiness.


Cleaning and Maintenance of Common Areas


  • Maintain common areas to ensure a safe, clean, and pleasant environment for residents.


Performance Monitoring


  • Complete work orders within established timelines.

  • Support the tracking and follow-up of key operational indicators.


Operational Support


  • Communicate effectively with the Property Management team regarding progress, delays, or special requirements.

  • Support inspections and coordinate with vendors as needed.

  • Participate in on-call rotations and be available to respond to emergency maintenance needs, including weekends as required.


Standards & Compliance


  • Follow organizational policies and industry regulations, including EPA standards for refrigerant handling.

  • Deliver high-quality service while ensuring compliance with safety and legal requirements.

  • Actively participate in continuous improvement and skills development.


Qualifications & Requirements


  • Education: EPA Certification – Refrigerant Handling License (required).
