The Maintenance Tech role is to maintain building operations and ensure facilities are safe and functional, while delivering an exceptional customer experience. You will participate in the on-call program across the portfolio.

Qualifications

• Requires high school diploma or equivalent.
• 3+ years general maintenance experience.
• Excellent oral and written communication skills.
• Painting experience.
• Ability to utilize Company Software.

Responsibilities

• Troubleshoot, diagnose, and repair HVAC and heating issues.
• Repair appliances, electrical, and plumbing problems.
• Patch, repair, and paint walls as needed.
• Monitor inventory of maintenance and cleaning supplies; facilitate replacement orders.
• Conduct preventive maintenance on HVAC, plumbing, electrical and mechanical systems.
• Develop and maintain vendor relationships; publish and update approved vendor list.
• Work with Maintenance Supervisor to meet facility needs and expectations.
• Execute preventative maintenance program as directed.
• Pool maintenance duties as required.
• Re-key locks and cut keys as necessary.
• Oversee work orders from start to finish; participate in on-call rotation.

Maintenance Tech role is to maintain building operations and ensure the facilities are safe and functional at all times while delivering an exceptional customer experience. Participates in on-call program to act on maintenance emergencies across portfolio.

Essential Duties And Responsibilities

• Participate in all types of maintenance projects - Troubleshoot, diagnose, and correct air conditioning failures/heating failures
• Trouble-shoots, diagnose, repair, or replace appliances
• Patch, repair, and replace drywall and paint as necessary
• Assists in monitoring inventory of: maintenance/cleaning supplies, facilitating accurate replacement orders
• Conduct preventive maintenance (PM) to ensure proper functioning, operation, and maintenance of all equipment, including HVAC, plumbing, electrical and mechanical systems
• Developing and maintaining relationships with vendors, collaborating on the approved vendor list, keeping vendor list updated, and publishing the list for the properties.
• Works with Maintenance Supervisor to meet and exceed the needs of the facility

• Repairs for items such as showers, sinks, appliances, and walls

• Make vacant units ready for new move-ins
• Responsible for Unit Turn painting
• Incorporates both safety and customer service in the performance of all job duties

Requirements

Minimum Qualifications:

• Requires education generally equivalent to a high school diploma.
• 3+ years general maintenance experience
• Requires excellent oral and written communication skills to effectively communicate with employees, customers, and vendors.
• Painting experience
• Requires ability to Utilize Company Software

Preferred Qualifications

• CPO Certification
• EPA License
