Job summary

LDG Development is seeking a Maintenance Team Leader in Austin, TX to oversee resident maintenance requests, perform repairs across electrical, plumbing, HVAC, and carpentry, and lead a small team. You will ensure grounds, buildings, and common areas are well-maintained and safe, while delivering outstanding service to residents.

The role requires HVAC certification, 3–5 years of related experience, and willingness to work weekends and on-call emergencies.

Qualifications

  • EPA Type I or II HVAC certification required.
  • 3-5 years of relevant industry experience; property management experience is a plus.
  • Excellent customer service skills, strong attention to detail, and basic maintenance skills.
  • Working knowledge of pool service/maintenance is required.
  • Basic knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts.
  • Must be able to work weekends and be available for on-call emergencies.

Responsibilities

  • Maintain property curb appeal by keeping grounds and buildings clean and well-maintained.
  • Perform routine maintenance and repairs in apartments and common areas (electrical, plumbing, HVAC, carpentry, appliances).
  • Provide exceptional customer service and teamwork.
  • Maintain a safe, tidy, and sanitary clubhouse, offices, model, and all common areas.
  • Address emergencies according to policies and procedures.
  • Communicate issues to supervisor and participate in in-service training.

REPORTS TO: Community Manager

SUMMARY

The Maintenance Team Leader is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently.

RESPONSIBILITIES (Including but not limited to)

  • Ensure that the property maintains exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained.
  • Perform routine maintenance and repairs in apartments and common areas,
  • including electrical, plumbing, HVAC, carpentry, and appliance repair.
  • Consistently and genuinely demonstrate exemplary principles of customer service and teamwork.
  • Maintain a safe , tidy, and sanitary clubhouse , office , model , hallways, and all other common areas.
  • Ensure that the property is free of trash, debris, and animal waste.
  • Ensure that the grass and landscaping are well-maintained, including the watering of flowers.
  • Ensuring the best possible appearance of each apartment prior to new residents moving in.
  • Advise supervisor of items needing additional attention in the apartment, i.e., ripped carpet, torn linoleum, window or door repair, etc.
  • Assist with apartment turnovers as directed.
  • Communicate with the Community Manager regarding any problems with maintenance or curb appeal that require further attention.
  • Respond appropriately to emergencies, according to policies and procedures.
  • Participate in and attend all required in-service training sessions.
  • Ensure understanding and compliance with all policies and procedures.
  • Contribute to resident satisfaction by ensuring that customers’ expectations are met or exceeded.
  • Provide emergency maintenance coverage as part of an on-call rotation (if applicable).

QUALIFICATIONS

  • HVAC certification (EPA Type I or II)
  • 3-5 years of relevant industry experience; property management experience is a plus.

WORK CONDITIONS

You are required to work both inside and outside of the office and in all areas of the residential property, including amenities, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.

PHYSICAL DEMANDS:

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the property—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.

Team members must be capable of lifting or moving items up to 20 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
