Bryten in Lutz, FL is hiring a Maintenance Supervisor to lead the maintenance team and uphold safety, quality, and resident satisfaction. The role focuses on scheduling, preventive maintenance, and making-ready operations for apartments, with on-site responsibility and on-call duties.

You will oversee HVAC, plumbing, electrical, and carpentry tasks, ensuring compliance with OSHA and company policies while maintaining accurate records and coordinating with vendors.

Qualifications

• Three or more years of building, facilities, apartment, or property maintenance experience.
• HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance knowledge.
• HVAC certification and/or trade certifications in electrical, plumbing, or related fields.
• Ability to read diagrams, technical manuals, work orders, and safety documentation.
• Strong troubleshooting and problem-solving skills with quick issue resolution.
• Excellent organizational skills with task prioritization across multiple projects.
• Strong leadership and team development skills.
• Customer service mindset with professional interaction with residents and vendors.
• Basic computer proficiency, including work order systems and MS Office.
• Ability to work on-call, respond to emergencies, and flexible scheduling.
• Valid driver's license and reliable transportation.

Responsibilities

• Lead, schedule, train, and support maintenance team while emphasizing safety and service.
• Coordinate service requests, preventive maintenance, and repairs for timely completion.
• Oversee apartment make-ready operations and vacancy readiness to company standards.
• Perform and supervise repairs across HVAC, plumbing, electrical, appliances, carpentry.
• Inspect apartments, common areas, and grounds to ensure quality standards.
• Coordinate with vendors/contractors for operations and capital projects.
• Maintain maintenance records, inventory, and work orders.
• Support grounds and exterior upkeep to enhance appearance.
• Respond to emergency maintenance and participate in on-call rotation.
• Ensure OSHA compliance and company safety policies.
• Promote a positive, safe, and welcoming community environment.
• Perform other duties as assigned.

What You'll Be Doing

• Leading, scheduling, training, and supporting maintenance team members while promoting a culture of safety, accountability, and customer service
• Coordinating and prioritizing service requests, preventive maintenance programs, and repair activities to ensure timely completion and resident satisfaction
• Overseeing apartment make-ready operations and ensuring vacant homes are prepared for occupancy according to company standards
• Performing and supervising maintenance repairs involving HVAC systems, plumbing, electrical, appliances, carpentry, and general building systems
• Conducting inspections of apartment homes, common areas, building systems, and grounds to identify maintenance needs and ensure quality standards are maintained
• Coordinating with vendors, contractors, and community management to support property operations and capital improvement projects
• Maintaining accurate maintenance records, inventory, work orders, and required documentation
• Supporting community appearance through oversight of grounds, exterior areas, and property maintenance activities
• Responding to emergency maintenance situations and participating in the on-call rotation as required
• Ensuring compliance with OSHA standards, company policies, and all applicable safety regulations
• Promoting a positive, safe, and welcoming community environment
• Performing other duties as assigned

Who You Are

• High school diploma, GED, or vocational training required
• Three or more years of building, facilities, apartment, or property maintenance experience required, including previous supervisory or leadership experience preferred
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance practices
• HVAC certification and/or trade certifications in electrical, plumbing, or related fields required
• Ability to read diagrams, technical manuals, work orders, and safety documentation
• Strong troubleshooting and problem-solving skills with the ability to diagnose and resolve maintenance issues efficiently
• Excellent organizational skills with the ability to prioritize tasks and manage multiple projects simultaneously
• Strong leadership and team development skills
• Customer service mindset with the ability to interact professionally with residents, vendors, contractors, and team members
• Basic computer proficiency, including experience with work order systems, property management software, Microsoft Outlook, Teams, Word, and Excel preferred
• Ability to work on-call, respond to emergencies, and work flexible schedules as needed
• Valid driver's license, current automobile insurance, and reliable transportation required
