The Element in Kansas City, MO is seeking a Maintenance Supervisor to oversee all general maintenance of the 276-unit community, located off I-29 near the Kansas City International Airport. The role covers routine and preventive maintenance and supervision of vendor work.

Compensation includes $34/hr base with incentive potential and a $500 sign-on bonus paid in milestones, plus benefits such as health, dental, vision, 401K with match, HSA/FSA, PTO, and education assistance.

Qualifications

• 3+ years of general maintenance experience.
• 6+ months in a multi-family or institutional work order environment.
• High school diploma or equivalent; college-level/trade school preferred.
• EPA Section 608 certification; CPO certification preferred.

Responsibilities

• Repair of building exterior, grounds, mechanical and plumbing systems.
• Establish and maintain maintenance schedules and turnover work.
• Implement and follow a preventive maintenance program.
• Supervise all contract work and payments for quality.
• Ensure vacated apartments are in make-ready condition.
• Serve as on-call emergency maintenance contact as scheduled.
• Operate within budget and report variances to management.
• Maintain inventory of tools and equipment; attend trade meetings when possible.

Description

We are looking for a Maintenance Supervisor for our The Element location. This community has 276 units and is conveniently located off Interstate 29, just minutes from the Kansas City International Airport in Kansas City, MO. As the Maintenance Supervisor, you are responsible for all general maintenance of the apartment community. This includes routine and preventive maintenance, turnover maintenance, and other duties to maintain the property.

$500.00 Sign On Bonus

$250.00 paid out at 90 days

$250.00 paid out at 180 days

Schedule: Monday - Friday 8:30AM - 5:30PM, occasional on-call rotation with additional pay

Responsibilities:
(include, but are not limited to)

• Conduct repair of: the building exterior, grounds, mechanical systems, plumbing systems, etc.
• Establish, assign and maintain schedules regarding routine maintenance, landscaping, cleaning, painting, turnover work, etc.
• Implement and follow a preventive maintenance program
• Supervise all contract work and payments to ensure quality of the work completed
• Ensure vacated apartments are in “make ready” condition for showing and renting
• Serve as on-call emergency maintenance contact as scheduled at night or on weekends and ensure compliance of staff
• Operate property within established budget and notify Community Manager of any expected variations
• Keep ongoing and updated inventory of the property tools, furniture & accessories
• Attend, when possible, all trade association meetings and seminars

Minimum Qualifications:

• 3+ years of general maintenance experience
• 6+ months in a multi-family or institutional work order environment.
• High school diploma or equivalent strongly preferred, college-level/trade school preferred
• EPA Section 608 required
• CPO certification required
• Preference for candidates with desired certifications: CAMT, boiler license, electrical, plumbing, first aide, etc.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
• Preference for candidates with desired experience: vendor and contract management, budgeting and inventory control, and problem-solving
• Basic computer proficiency preferred
• YARDI experience preferred

Physical Demands: Will be exposed to the constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, climbing stairs and ladders.
