Responsibilities
As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests while having a strong background in HVAC, plumbing, electrical, and general carpentry.
Knowledge, Skills, and Abilities
- Provides exemplary customer service to all residents, proactively solving issues and creating a warm and welcoming environment.
- Supervises the maintenance of the physical condition of the property.
- Utilizes hand tools and power tools to participate in upkeep.
- Oversees the removal of debris and other objects from the property.
- Responds to issues outside of normal work schedule when required.
- Professional and timely responses to all work orders.
- Ensures adherence to all company policies and procedures.
- Performs all other duties as assigned.
Essential Job Functions
- Supervises the workflow for the service staff and delegates workload.
- Meets and exceeds budget expectations for expenditures.
- Orders supplies, materials, and tools as needed.
- Diagnoses and repairs major appliances, HVAC, plumbing, electrical, carpentry, pool care, roof, and gutter repairs.
- Addresses issues with landscaping and snow/ice removal.
- Communicates effectively with residents and coworkers.
- Performs service requests correctly and promptly.
- Operates computers and other technological devices to access email and company software.
- Executes Elmington’s non‑negotiables for service work orders and vacant turn times.
- Demonstrates proven leadership, forward thinking, innovation, and drive.
- Performs all other duties as assigned.
Education and Experience
- Required: Candidates must hold at least one of the following certifications. If not certified, the selected candidate must obtain the required certification within 60 days of employment.
- EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems.
- HVAC Certification: Includes certifications such as HVAC Excellence or equivalent.
- Preferred: OSHA 10 or OSHA 30 Certification, showing general workplace safety knowledge.
- CPO (Certified Pool Operator): Beneficial for pool and spa maintenance.
- Plumbing or Electrical Licenses: Licenses or certifications in plumbing or electrical work are advantageous.
Physical Demands and Work Environment
- Frequently sit, stand and walk.
- Regularly required to talk or hear.
- Use hands or fingers to handle objects, tools, or controls.
- Occasionally required to climb, balance, stoop, kneel, crouch or crawl.
- Occasionally lift and/or move up to 75 pounds.
- Vision required for close, distance, and peripheral vision, including focus adjustment.
- Noise level is usually moderate to high.
- Temperature varies with seasons; resilience to outdoor cold and heat required.
Travel Requirements
Travel up to 10% of the time.
