Job summary

AvantStay is seeking an experienced Maintenance Supervisor to act as the go-to person for on-site maintenance at our short-term rental properties. You will troubleshoot issues, perform repairs, and manage tasks to ensure guest-ready conditions across residential and boutique hotel properties.

Responsibilities include hands-on maintenance, coordinating with area managers, and inspecting properties for safety.

Qualifications

• 3–5 years of experience in property maintenance or related fields.
• Knowledge of electrical, plumbing, HVAC, pool, and landscaping tasks.
• Tech savviness to troubleshoot technology issues and document work in apps.
• Physical ability to lift heavy objects and perform manual tasks.
• Self-sufficient with ability to complete jobs independently and manage time.
• Willingness to work weekends and holidays as needed.

Responsibilities

• Collaborate with Area Manager to resolve maintenance issues on properties.
• Repair furniture, unclog drains, paint, and replace broken items.
• Prioritize and resolve issues before guest arrivals and during stays.
• Perform hands-on maintenance 80% of the time; support managers with 3rd party vendors 20%
• Obtain quotes for work and document maintenance and billing in the task system.
• Maintain organization of tools, supplies, and equipment.
• Assist in onboarding new properties and install basic security components.
• Move heavy objects and stay on your feet for extended periods.

What we are looking For

AvantStay is looking for an experienced Maintenance Supervisor. As the go-to person for maintenance on our team, you'll help troubleshoot basic to intermediate issues at our properties - both short-term rental residential & boutique hotels, fix inadequate parts of units to make them functional, and conduct general home improvement tasks.

The Maintenance Supervisor will perform scheduled maintenance as directed as well as diagnose problems and repairs on electrical, plumbing, carpentry, dry wall, appliances etc. This position will schedule, monitor, and perform maintenance, and respond to work order requests from the team.

The Maintenance Supervisor will inspect properties and the grounds for safety and cleanliness, and occasionally recommend and work with outside contractors as needed.

What you’ll do

• Partner with Area Manager to resolve maintenance issues in our properties
• Perform maintenance to our properties such as repairing furniture, unclogging drains, painting, and replacing broken items
• Prioritize and proactively resolve maintenance issues prior to guest arrival and during guest stays, if necessary
• 80% of the time you will be performing hands-on maintenance
• 20% of the time you will support the local managers with assigning work to 3rd party vendors as appropriate
• Assist in obtaining quotes of maintenance work assigned to 3rd party vendors
• Thoroughly document all maintenance and billing details in our task management system
• Maintain organization and upkeep of supplies in storage such as tools, furniture, and heating & cooling items
• Assist in the onboarding of new properties, performing general maintenance/touchups, and installing basic security components (doorbells, cameras, etc.)
• Move heavy objects and be on your feet for prolonged periods of time

Requirements

• 3-5 years of experience in property management, hotel, or apartment complex maintenance
• Deep understanding of all property upkeep tasks and knowledge of electrical, plumbing, pool, HVAC and landscaping work
• Tech savviness to troubleshoot technology issues and comfort navigating apps to document work
• Ability to lift heavy objects
• Ability to be self-sufficient and independently complete jobs
• Must provide your own tools
• Must have the ability and availability to work weekends, holidays, and with an overall flexible work schedule to fit current business needs
