Job summary

Lake Port Square in Leesburg, FL seeks a Hospitality-minded Maintenance Supervisor to join our Plant Operations Team in the Health Center. You will supervise staff, manage preventive maintenance, and coordinate safety inspections to ensure a well‑maintained senior living community.

Ideal candidates have SNF/LTC experience, Florida driver’s license, and 5+ years in supervision with strong computer and arithmetic skills. HVAC knowledge is preferred; training and growth opportunities are offered.

Qualifications

• Two years vocational or technical, or on-the-job building maintenance experience preferred.
• SNF/LTC experience required
• HVAC preferred
• Ability to understand and perform basic arithmetic measurements.
• Must have a valid Florida Driver's License.
• Must have the ability to read, write and speak English.
• Minimum of 5 years in supervisory position preferred, computer knowledge and background in building and equipment maintenance.

Responsibilities

• Perform general maintenance in the community including carpentry, electrical, HVAC, painting, plumbing, pool and appliance repairs.
• Assist in training and supervising maintenance staff and managing work orders.
• Maintain inventory control and preventive maintenance records.
• Support safety inspections and life safety documentation.
• Operate hand and power tools safely and keep work areas clean.
• Coordinate daily assignments and ensure timely completion with established standards.
• Prepare maintenance reports and assist with personnel issues as needed.
• Inspect roofs, HVAC, lighting, parking areas and equipment; report findings.
• Manage preventive maintenance programs and computerized systems.

We are seeking a hospitality minded Maintenance Supervisor to join our Plant Operations Team in our Health Center.

Job description

Working in accordance with established policies and procedures and/or specific instructions from the Plant Operations Director, the Maintenance Supervisor is responsible for assisting in the repair and maintenance of all residential and community equipment, interior and exterior of community property.

• Assists Plant Operations Director in training, supervising and evaluating maintenance staff.
• Assists in inventory control, computerized monitoring of maintenance inventory, works within annual budget and maintaining logbooks for the life safety and AHCA.
• Responsible for assisting in all phases of safety and safety inspections.
• All work is to be performed in a professional manner, including high quality work practices, safety, neatness and thoroughness.

PRINCIPLE DUTIES:

Essential Job Duties:

1. Responsible for performing general maintenance duties in the community including but not limited to carpentry, electrical work, HVAC work, painting, plumbing, pool repairs and appliance repairs.

2. During emergencies or natural disasters, employee may be required to report for duty as assigned by the Plant Operations Director, for the duration of the disaster.

3. Maintains acceptable standards of personal hygiene and complies with department dress code.

4. Attends in-service training and education sessions as assigned by supervisor.

5. Responsible for the operation of hand and power tools and ensuring that all equipment is in safe operating order.

6. Responsible for department communication including but not limited to incoming phone calls and radio communication.

7. Assists with assignment of daily work orders, daily assignments and preventive maintenance assignments, checks to ensure timely completion and standards of performance established by Lake Port Senior Living.

8. Responsible for keeping up written and computer records to monitor maintenance and preventive maintenance schedules including inventory.

9. Assists with maintenance reports including but not limited to monthly and quarterly reports.

10. Assists with employee related personnel issues, including, but not limited to performance reviews and discipline.

11. Performs periodic inspection of the community including, but not limited to, roofs, air condition system, lighting, parking areas and all mechanical equipment, and reports all findings to Plant Operations Director.

12. Responsible for operation of Computer System pertaining to Preventive Maintenance

Program.

13. Must demonstrate proficiency in operation of Fire Alarm System within fourteen (14) days of hire.

14. Assists with the inspection of all apartments vacated and schedules necessary repairs.

15. Maintains work areas in a safe and sanitary condition which may include, but is not limited to, picking up trash around work area, cleaning up spills and pressure cleaning work areas.

16. Observes and participates in use of Universal Precautions.

17. Arranges and coordinates the internal Life Safety inspections of facility. Coordinates annual Life Safety inspections with local authorities. Follows up on any deficiencies or recommendations.
