Job summary

Royal American Management is seeking an experienced Maintenance Supervisor in Florida to oversee upkeep of apartment communities. You will ensure safety standards, supervise a team, and coordinate repairs across HVAC, plumbing, electrical, carpentry, and painting tasks.

The role requires strong communication, reliability, and the ability to manage preventive maintenance programs, with on-site presence required at the property.

Qualifications

• Must have formal training or experience in carpentry, plumbing, electrical, painting, refurnishing and cleaning, and air conditioning.
• EPA certification or ability to obtain within 90 days of hire; HVAC knowledge preferred.
• Ability to read and follow maintenance requests and manuals; safety compliance required.

Responsibilities

• Maintain property and safety of maintenance staff per OSHA and company policies.
• Supervise and schedule subordinate maintenance personnel and service requests.

Job Summary:Under direct supervision of the Community Manager, the Maintenance Supervisor is responsible for the preservation and upkeep of the property and the safety of all maintenance personnel of the property. The Maintenance Supervisor will be aware of and operate within OSHA (Occupational Safety & Health Act) Standards and company safety policies and procedures at all times.Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.Essential Job Duties and Responsibilities:This job description does not list all duties that will be required of this position. The on-site Maintenance department must be able to troubleshoot the system and make repairs to fan motors, thermostats, contractors, etc. On-site maintenance will, under no circumstances, make repairs to any components involving the Freon system, to include replacement of components containing Freon, recovery of Freon from the system or addition of Freon to the system unless properly certified. At no time under any circumstances is Freon ever to be vented into the atmosphere.
