Job Overview

This role oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

Key Responsibilities

  1. Assist with and complete work orders from resident requests, diagnose issues, and perform repairs following policies, safety standards, and codes.
  2. Manage the "make-ready" process for vacant units, including inspections, creating punch lists, coordinating vendors, and ensuring completion of maintenance tasks.
  3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, and interiors to reflect high community standards.
  4. Inspect work by team members, contractors, and vendors to ensure quality and compliance with scope and specifications.
  5. Maintain inventory of spare parts and materials, order supplies, and stay within budget.
  6. Perform regular preventative maintenance as per policies.
  7. Support cost control initiatives by repairing rather than replacing parts and practicing resourcefulness.
  8. Conduct safety meetings, ensure MSDS sheets are current, and maintain compliance with OSHA and safety laws.
  9. Provide excellent customer service by respecting residents, responding to inquiries and complaints promptly, and managing work orders efficiently.
