Job summary

The Domain Companies is seeking an experienced Maintenance Supervisor to lead a on-site maintenance team in Salt Lake City. You will manage repairs, preventative maintenance, and vendor relations while maintaining a high standard of resident experience.

We value a proactive, safety-conscious leader who can train staff, schedule effectively, and handle on-call emergencies with a customer-centric approach at our multifamily properties.

Qualifications

• HVAC certified with Type III license preferred.
• Experience in residential building maintenance with emphasis on planning and preventive maintenance.
• Ability to lead and develop a maintenance team.
• Proficiency with property management software and MS Office.

Responsibilities

• Establish and maintain relationships with residents, vendors and partners.
• Lead and develop maintenance team; ensure support and engagement.
• Oversee building repairs, preventative maintenance, and janitorial work as needed.
• Prepare supply orders and manage inventory controls for maintenance.
• Coordinate with contractors and monitor job progress.
• Respond to emergencies and on-call repairs 24/7 as required.

What you'll be doing:

• Establish and maintain relationships with team members, residents, vendors, community leaders, financial partners and city agencies in collaboration with upper management.
• Consistently make a conscious and positive impact on all individuals that your Domain footprint reaches and beyond.
• Identify and seek out opportunities to add value to the property, the resident and team member experience.
• Lead and develop direct reports. Ensure that they feel supported, aligned, and engaged in their role and connected to the greater team and Company.
• Complete and oversee building/unit repairs, upgrades, janitorial work, and construction as needed.
• Perform monthly building, sprinkler, boiler and preventative maintenance inspections.
• Train team in proper cleaning and repair procedures as needed.
• Develop and implement an inventory control system for the maintenance department.
• Prepare supply and purchase orders.
• Distribute, assign, collect, and track work orders from initiation to completion.
• Act as liaison between contractors and management including but not limited to the monitoring and scheduling of contractor jobs.
• Create an environment the promotes and demonstrates the importance of safety. Act quickly to identify and correct hazardous conditions to mitigate the company’s liability risk and protects our team members/residents.
• Perform 24 hour on-call emergency repairs such as leaks, clogged drains, lock outs, no heat/hot water, etc.

Skills, Experience, and Qualifications Required:

• High school diploma or GED required.
• HVAC certified with Type III license (preferred).
• Experienced in all aspects of residential building maintenance with an emphasis on planning/scheduling and preventive maintenance.
• Expertise in plumbing with working knowledge of electrical, carpentry, flooring/tiles, painting, and appliance repair.
• Experience leading and developing a maintenance team is required.
• Must be experienced in MS Office products such as MS Word, Excel, and Outlook.
• Technically savvy with the ability to learn our property management software. Yardi Voyager and Building Link experience preferred.
• Customer centric with a warm demeaner, positive attitude and impeccable follow through.
• Ability to work independently and with a team.
• Ability to plan and prioritize efficiently and motivate/lead team members.
• Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines.
• Strong written and oral communication and problem-solving skills.
• Knowledge of the city; knowledge of the local transportation options to include public and private transportation options.

Physical Demands:

• This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.
• May occasionally involve stooping, kneeling, or crouching.
• May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.
• Involves manual dexterity for using keyboard, mouse, and other office equipment.
• May involve moving or lifting items at or under 75 pounds. Lifting belt is required.

Work Hour Requirements:

• Schedule: Monday - Friday (8am to 5pm).
• Ability to work a flexible schedule based on company needs.
• Regular, dependable attendance and punctuality.
