Description

Supervises the general operating maintenance and repair of the buildings and grounds to ensure proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies.

1. Supervises scheduled maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Responds to maintenance requests by residents for items needing repair in their rooms, including plumbing, electrical, heating, and lighting replacements.
3. Supervises repairs and maintains vacated rooms promptly, including painting walls and cleaning carpets, and inspects completed work for standards and policies compliance.
4. Ensures proper maintenance of walls, floor coverings, doors, and woodwork in common areas.
5. Assists in training maintenance staff.
6. Maintains positive communication with local authorities such as fire marshals, building inspectors, and state elevator inspectors.
7. Conducts in-service fire safety training for all employees.
8. Assesses plumbing and electrical issues within the community and determines appropriate corrective actions within legal codes.
9. Reviews safety data sheets (SDS) for hazardous chemicals and takes necessary precautions.
10. Assesses property damage and files claims according to company policy.
11. May supervise maintenance technicians and building engineers, including task delegation, hiring, training, evaluating, and disciplinary actions.
