You will lead a maintenance team, coordinate repairs, supervise contractors, and ensure move-out readiness within 3–5 days. The position requires 2+ years in multifamily maintenance and strong leadership abilities.

Qualifications

  • High school diploma or equivalent; vocational training preferred.
  • Minimum 2 years’ experience in multifamily property maintenance.
  • Proven skills in plumbing, electrical, HVAC, painting, and appliance repair.
  • Strong leadership to manage a maintenance team.
  • Excellent communication with residents, staff, managers, and contractors.
  • Ability to prioritize and manage multiple tasks.
  • Hands-on expertise in general maintenance tasks.
  • Knowledge of safety regulations for property maintenance.
  • Familiarity with Yardi and Nexus accounting software preferred.

Responsibilities

  • Maintain a professional, courteous attitude with residents and staff.
  • Assist residents with problems within authority.
  • Ensure curb appeal of the building exterior and common areas.
  • Supervise maintenance and personnel; set daily goals and provide clear instructions.
  • Monitor hours and policy compliance for full-time employees.
  • Discuss performance with property manager; initiate disciplinary actions if needed.
  • Present improvement ideas to Regional and Facilities Managers.
  • Complete maintenance requests; track progress and paperwork.
  • Schedule contractors and oversee work; manage on-call duties.
  • Cover building on-call as scheduled.
  • Assist in apartment inspections with the property manager.
  • Coordinate with contractors prioritizing safety and policy compliance.
  • Complete other tasks such as cleaning, painting, and repairs in vacant units.
  • Check and repair fixtures for proper function.
  • Ensure units are move-in ready within 3–5 days of move-out.

Description:

SUMMARY

We are seeking a dedicated Maintenance Supervisor to join our team and oversee the upkeep of our multifamily apartment property in Warrensville Heights, OH. This is a hands‑on leadership role where you will play a key part in ensuring the property remains in top condition, maximizing efficiency, and minimizing costs. As the Maintenance Supervisor, you will be responsible for a wide range of tasks, including:

  • Property Maintenance: Ensure the highest standards of upkeep across all residential units and common areas
  • Cost Management: Minimize operational expenses through proactive maintenance and efficient resource use
  • Skilled Repairs: Apply expertise in plumbing, electrical systems, HVAC, appliance repair, and painting to address issues promptly and professionally
  • Resident Relations: Foster a professional, courteous, and helpful atmosphere, ensuring residents' needs are addressed with care and knowledge

RESPONSIBILITIES

  • Maintaining a professional, courteous, knowledgeable, and helpful attitude with residents and fellow employees. Promoting this attitude with all personnel.
  • Assisting residents with problems and requests to the best of their ability and within the limits of their authority.
  • Ensuring curb appeal of the building's exterior and common areas.
  • Continuously supervising maintenance and personnel, taking action to improve the property's appearance and addressing deferred maintenance promptly. Establishing daily employee goals and providing clear instructions.
  • Ensuring full‑time employees adhere to scheduled work hours and monitoring compliance with company policies.
  • Discussing employee performances with the property manager, and initiating possible written reprimands or dismissal if necessary.
  • Presenting improvement project ideas and labor needs to the Regional Manager and Facilities Manager as appropriate.
  • Completing all maintenance requests, tracking progress, and ensuring proper completion and paperwork submission.
  • Scheduling contractors, overseeing completed work, and managing building emergency on‑call duties.
  • Cover building emergency on‑call as scheduled.
  • Assisting in apartment inspections with the property manager and periodically reviewing maintenance work quality.
  • Collaborating with contractors while prioritizing resident safety and ensuring work is done according to relevant policies.
  • Completing associated work as needed, such as cleaning, painting, and repairing vacant apartments.
  • Check and repair fixtures to ensure proper functionality.
  • Ensuring units are made ready within 3-5 days of move‑out.
  • Other duties as assigned.

REQUIREMENTS

  • High school diploma or equivalent; additional vocational or technical training preferred.
  • Minimum of 2 years’ experience in multifamily property maintenance or related field.
  • Proven experience in various aspects of building maintenance including plumbing, electrical, painting, HVAC, and appliance repair.
  • Strong leadership and supervisory skills to manage a maintenance team effectively.
  • Excellent communication skills for interaction with residents, employees, property managers, and contractors.
  • Ability to prioritize and manage multiple tasks efficiently.
  • Hands‑on expertise in general maintenance tasks and equipment.
  • Knowledge of safety regulations and guidelines pertaining to property maintenance.
  • Familiarity with accounting software preferred (Yardi & Nexus strongly preferred)
  • Organizational and time‑management skills

PHYSICAL REQUIREMENTS

  • Working off ladders up to 20 ft off the ground. Working off stepladders up to 10 feet inside apartments.
  • Work under sinks and around appliances by bending own or lying on your back.
  • Moving appliances including refrigerators, washers, dryers and ranges.
  • Lifting and carrying up to 80 pounds.
  • Bending over appliances or mechanical equipment for repairs or cleaning.
  • Walking and or standing for an entire workday.
  • Climbing flights of stairs to access work on higher floors.
  • Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures, etc.
  • Logging or describing in writing work hours, repairs made and or materials used.
  • Working in inclement weather
  • Operating hand and power tools.
