Job summary

Asset Living is seeking a Maintenance Supervisor responsible for overseeing all maintenance operations at our community in Springdale, Arkansas. This role includes service requests, preventative maintenance, personnel management, and ensuring compliance with safety standards.

The ideal candidate will have a High School Diploma or equivalent and experience in maintenance management. We offer a competitive salary of $27 to $32 per hour, and a comprehensive benefits package including medical and other insurances.

MAINTENANCE SUPERVISOR

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.

  • Regular/daily onsite attendance is required
  • Coordinate, schedule, and respond to resident/management requests and work orders
  • Ensure all repairs and replacements necessary for community common areas and units
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Responsible for essential control of community
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Participate in on‑call emergency at community
  • Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make‑ready and work orders are completed)
  • Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
  • Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
  • Provide Community Manager input regarding employee performance evaluations
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership

  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community that the immediate supervisor delegates
Education/Experience
  • High School Diploma or Equivalent
  • Basic computer skills required; ability to understand and perform all on‑site software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
MS @ Small – Mid Sized Properties with smaller staff
  • Regular movement to accomplish tasks or move from one worksite to another, communication with others, use of wrists, hands, and/or fingers in repeating motions, identification and inspection of objects and areas, assessment of accuracy, neatness, and thoroughness of work, ability to work overtime, weekends, and night hours (on‑call property emergencies)
  • Frequent movement into different positions in various environments, including tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, work in an overhead position and/or reach, operation of machinery and power tools, operation of motor vehicles and/or golf carts, adjustment and movement of objects of 100+ lbs., exposure to outdoor weather elements and hazardous chemicals
  • Occasional standing or sitting for prolonged periods
MS @ Large Sized Properties with large staff
  • Regular movement to accomplish tasks or move from one worksite to another, communication with others, identification and inspection of objects and areas, and assessment of accuracy, neatness, and thoroughness of work
  • Frequent movement into different positions in various environments, including tight and confined spaces, ascend and descend stairs, ladders, ramps, step stools, traverse flat and uneven terrain, work in an overhead position and/or reach, use of wrists, hands and fingers in repeating motions, operation of machinery and power tools, operation of motor vehicles and/or golf carts, exposure to outdoor weather elements (wind, precipitation) including low and high temperatures and exposure to hazardous chemicals, ability to work overtime, weekends and night hours (on‑call property emergencies)
  • Occasional standing or sitting for prolonged periods, lifting and placement of objects of 100+ lbs., adjustment and movement of objects of 100+ lbs., exposure to hazardous chemicals
License/Equipment
  • Must have reliable transportation due to the emergency on‑call requirement
Salary Range

$27 per hour to $32 per hour
