Job summary

TRINITY MANAGEMENT COMPANY LLC is seeking a Maintenance Manager to lead and develop a high-performing team responsible for property upkeep, repairs, and preventive maintenance at our Phoenix communities. You will manage budgets, vendor relations, and safety programs to ensure timely, cost-conscious operations while maintaining curb appeal.

The role requires strong leadership, hands-on maintenance knowledge, and the ability to balance resident satisfaction with fiscal responsibility.

  • Maintains staffing levels including 'on call' scheduling.
  • Evaluates employee performance and provides feedback and goals.
  • Coaches and mentors team members to assist their advancement.

Job Summary

Responsible for ensuring overall property maintenance needs are completed in a timelyand efficient manner while decreasing costs and staying within budget. Responsible fordeveloping, mentoring, and leading a high-performing and cohesive Maintenance Team.

Supervisory Responsibilities

Recruits, interviews, hires, and trains new staff.Team Management of Maintenance Technicians, Housekeepers, Groundskeepers and PortersDelegates Team Schedules and prioritizes daily maintenance including work orders, turns, pools, and general grounds keeping.Monitors all maintenance projects through their completion and ensures appropriate follow up communication and documentation is completed.Delegates all tasks appropriately to maximize efficiency of the maintenance team.Ensures all the team's projects are completed on or before scheduled completion date.Maintains appropriate staffing levels to meet the property needs including but not limited to "on call" scheduling.Evaluates employee's work performance thoroughly and thoughtfully in relation to current job requirements on an annual basis. Provides ongoing constructive feedback and creates achievable goals for each team member.Coaches and mentors team members to assist their advancement within the company.

Duties/Responsibilities

Maintenance ManagementEnsures Maintenance Requests are addressed within 48 hours.Ensures "Turns" are completed on or before the day prior to resident's scheduled move in date.Decreases costs per unit on a year over year basis in each of the following categories: Repairs & Maintenance, Clean & Make Ready, Recurring ReplacementsDecreases Utility Costs by effectively following Section 13E (Utility and Energy Conservation) of Policies and Procedure Manual.Completes general inspections, service requests, repairs, and maintenance as a working supervisor.Demonstrates and maintains a high level of competency in the following areas: Plumbing, Heating and Cooling Systems, Pool Care and Maintenance, Painting, Carpentry, Roofing, FencingEnsures that all property assets are properly secured. Including but not limited to: office, buildings, laundry, maintenance shops, and common areas such as fenced in courts and swimming pool facilities.Inspects building and grounds daily to ensure safety and cleanliness. Maintains Property's curb appeal throughout the day.Monitors vendor performance and ensures vendor compliance to Company's guidelines.Inventory ManagementMaintains a clean and organized shop area.Maintains appropriate inventory levels to ensure timely completion of work orders and turns.Ensures all maintenance orders are within budget and by GL code. Ensures all invoices areturned into the Property Manager the day they are received.CommunicationMaintains continuous and detailed daily communication with the Property Manager regarding allaspects of property maintenance including but not limited to staffing, inventory, safety and compliance concerns, curb appeal, work orders, turns, resident concerns, and vendor performance.Communicates effectively and positively with residents to enhance customer satisfaction and increase retention.Conveys messages, ideas, and expectations to Property Manager, maintenance team and residents in a clear and thorough manner.ComplianceUnderstands and adheres to the Policies and Procedures Manual, Fair Housing Laws and OSHA Standards.Maintains the MSDS binder and ensures it is always kept current and up to date.Ensures that all safety standards, policies and procedures are adhered to by the maintenance team.Customer ServiceMaintains open, honest and timely communication with residents regarding maintenance requests and property concerns.Ensures all communicated commitments with residents are fulfilled and appropriate follow up communication is provided when necessary.Ensures Maintenance Team handles and cares for all residents' property carefully and respectfully.
