Job summary

The Yarco Companies is seeking a Maintenance Supervisor for residential communities. This safety sensitive role manages maintenance staff, coordinates preventive maintenance, and ensures property appearance and resident satisfaction.

You will supervise housekeeping, grounds, and technicians; perform inspections, manage parts inventory, and respond to on-call emergencies as directed by the Community Manager.

Qualifications

• High school diploma or GED required.
• Three or more years of maintenance experience in residential property.

Responsibilities

• Supervise housekeeping, maintenance technicians, caretakers and grounds staff as directed by Community Manager.
• Oversee property appearance with daily exterior and interior inspections to ensure cleanliness and upkeep.
• Execute and document preventive maintenance programs for resident apartments, public spaces, and equipment.
• Maintain inventory of parts and supplies in a well organized, clean manner following purchasing guidelines.
• Complete daily pool maintenance and chemical inspections (if applicable) per city codes and company standards.
• Ensure property meets resident satisfaction and is available for on-call emergencies as requested.

Position Purpose:

This safety sensitive position is responsible for maintenance of the residential apartment’s homes, public space, outside grounds and equipment. Supervise and manage all employees connected with these areas to ensure adherence to company guidelines and achieve excellent customer satisfaction.

Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively

Key Contributions:

Management: Supervision and work direction to housekeeping/janitorial, maintenance technicians, care takers and grounds keeping, as delegated by Community Manager.

Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure maintenance and cleanliness procedures are being followed. Cross utilization of Groundskeeper duties may be required.

Preventive Maintenance: Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.

Purchasing/Maintenance Inventory: Maintain proper amount of parts and supplies in-stock in a well organized and clean manner following the purchasing guidelines of the company.

Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.

Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on‑call emergencies (i.e., snow removal) per Community Manager's request.

Perform other duties as needed.

Position Requirements:

Education: High school diploma or GED required. Pool and HVAC certification preferred, boiler certification if appropriate.

Experience: Three plus years maintenance experience in residential property experience.

Physical & Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

• Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier
• Driver must have reliable means of transportation
• Driver must have the ability to be insurable at standard rates for driving
• Driver must provide proof of personal auto liability insurance when using vehicles for company business
