Job summary

Brooklyn Bridge Park is seeking a full-time Maintenance Supervisor to oversee preventive maintenance across HVAC, electrical, plumbing and related systems at BBP. Reporting to the Director of Facilities & Maintenance, you will lead technicians, coordinate with vendors, and ensure safe, reliable park operations.

The role requires 3–5 years in facilities/maintenance, strong troubleshooting, CMMS experience (Cartegraph), and the ability to work outdoors in varied weather.

Qualifications

  • Three to five years of facilities/maintenance experience.
  • Experience in facilities maintenance, technical operations, and preventative maintenance.
  • Supervisory or senior team experience preferred.
  • General knowledge of HVAC, electrical, plumbing and general maintenance.
  • Able to troubleshoot and diagnose varied repair projects.
  • Experience using CMMS tools.
  • Able to work indoors and outdoors year-round.
  • Excellent time management and productive teamwork.
  • Strong communication and basic computer/smartphone skills.

Responsibilities

  • Perform and plan preventive maintenance on park facilities and systems (HVAC, electrical, plumbing, irrigation).
  • Inspect, troubleshoot, repair and support emergency repairs to ensure safe operations.
  • Evaluate equipment failures and improve maintenance practices.
  • Maintain inventory of maintenance supplies and equipment.
  • Provide hands-on training and mentorship to technicians.
  • Participate in seasonal maintenance including snow removal and winterization.
  • Coordinate with outside contractors and vendors for specialized work.
  • Deliver positive customer service to park visitors and convey park information.
  • Document repairs and observations; support maintenance manuals and procedures.

Job Title: Maintenance Supervisor

Classification: Full-time regular, non-exempt

Pay Rate: $35 - $38/ hour

Reports to: Director of Facilities & Maintenance

Brooklyn Bridge Park (BBP) is looking to hire a full-time Maintenance Supervisor. Reporting to the Director of Facilities & Maintenance, the Maintenance Supervisor will work collaboratively with other team members and contribute to the general maintenance and repairs of Brooklyn Bridge Park’s many complex systems, in concert with established organizational mission, values, and standards.

The regular schedule for this role is Monday through Friday, 7:00 a.m. - 3:30 p.m. Nights and weekend work are not required except in the instance of extreme weather conditions or special events; must be available/flexible to work nights/weekends to assist with snow removal.

Primary Responsibilities:

Facilities & Maintenance
  • Perform and plan preventive maintenance on park facilities, infrastructure, equipment, furniture, fixtures, and appliances and park systems, including HVAC, electrical, plumbing, irrigation, and related mechanical systems.

  • Inspect, test, troubleshoot, and repair facility and park systems, diagnosing mechanical, electrical, plumbing, irrigation and building systems issues, responding to maintenance concerns, and supporting emergency repairs to ensure safe and reliable operations, recommending long-term corrective actions as needed.

  • Evaluate equipment failures and identify solutions to improve system reliability and preventative maintenance practices.

  • Collaborate with maintenance team and other relevant departments to maintain a proper inventory of maintenance related supplies, materials, and equipment.

  • Serve as the technical leader, providing hands-on training, mentorship, and professional development for other technicians within the department.

  • Participate in seasonal maintenance activities including snow removal and water start-up/winterization.

  • Coordinate with outside contracted specialists to perform tasks, adjustments, and repairs.

  • Provide positive customer service to park visitors, including answering questions and conveying park information.

  • Perform other duties as required in the scope of the job and as designated by Management.

Work Order Management & Vendor Support
  • Follow through on daily work orders, assigning projects to technicians as required, and communicating progress via regular reporting to the Maintenance Director or in online work order system.

  • Utilize Cartegraph, the Park’s online platform for service requests, tasks, and pre-planned preventative maintenance to keep track of all work submitted, updating the task until completion.

  • Maintain accurate documentation of repairs, troubleshooting efforts, and technical observations to support institutional knowledge and continuous improvement of maintenance manuals and procedures.

  • Work with Maintenance Director and department leaders to evaluate when work can be completed in-house and recommend when specialized contractors or licensed trades should be engaged.

  • Support on site work of external contractors and specialized service providers to ensure quality, timely and safe completion of repairs and maintenance projects.

Qualifications:

  • Three to five years of experience working in facilities / maintenance field and / or parks maintenance. Experience in facilities maintenance, technical operations, and preventative maintenance. Previous experience as a supervisor/senior team member is preferred.

  • General knowledge of HVAC, electrical, plumbing and general maintenance.

  • Ability to efficiently troubleshoot and diagnose a variety of repair projects.

  • Experience using CMMS (Computerized Maintenance Management System).

  • Ability to work both indoors and outdoors year-round and adapt to different work environments.

  • Excellent time management skills, ensuring deadlines are met and the team is working productively.

  • Hardworking, self-motivated, and dedicated to the details. Must be punctual, dependable, and trustworthy.

  • Strong communication and basic computer/smartphone skills.

  • Comfortable working independently or with a team, and ability to balance multiple projects and tasks.
