Job summary

Yorktown Assisted Living Residence is seeking a Maintenance Supervisor to oversee the facility's maintenance operations and life-safety compliance, ensuring safe, reliable systems and well-maintained grounds.

Responsibilities include managing heating, cooling, plumbing, electrical, and related trades; coordinating with vendors; maintaining inventory and reports; and leading staff through training and in-service sessions. A valid driver's license and on-site work are required.

Qualifications

• High school diploma or equivalent.
• Minimum three years in electrical, plumbing, carpentry, or HVAC maintenance.
• Supervisory experience including hiring, training, and scheduling staff.
• Familiar with computer programs for ordering and inventory.
• Valid, current driver license in good standing.

Responsibilities

Maintenance Supervisor - A Working Supervisor

Maintenance Supervisor Position Overview:

The Maintenance Supervisor is responsible for the overall maintenance operation and life safety compliance of the facility and grounds. This individual is responsible for performing repairs and maintenance on various equipment and structural items, inventorying supplies, ordering, and requisitioning supplies/equipment and performing regular maintenance checks. The Maintenance Supervisor follows established safety rules, policies, and procedures of the maintenance department, maintains required records, and consistently provides superior service to residents and staff. This role also includes some driving of the facility bus and must have a clean and valid driver’s license.

Maintenance Supervisor Responsibilities:

• Oversee and maintain the building systems such as but not limited to heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, and communication systems; perform carpentry, painting, plastering, refinishing, flooring, and similar work.
• Schedules for maintenance or repair with vendors.
• Ensure that residents' rights are observed and that the dignity and privacy of residents are respected with regard to the maintenance department.
• Requisitions supplies and equipment for use in department activities and keeps an inventory record of these items; runs reports as needed/requested.
• Coordinates work of maintenance department with other department functions so as not to interrupt resident care or normal business functions.
• Meets with Administration staff periodically to discuss maintenance needs concerning structure, equipment and grounds, and maintenance problems on an ongoing basis.
• Communicates effectively with facility administrator as well as corporate oversight with regards to any and all issues in and around the building.
• Attends and leads in-service programs.
• Maintains department costs within the parameters of the budget.
• Reviews and updates of the department policies and procedures manual as needed.
• Submits various monthly reports to the Administrator.
• Conducts disaster drills and fire drills; educates staff on any corrections needed.
• Use maintenance software to ensure the facility is well-maintained and up to date on regulatory and non-regulatory inspections and preventative maintenance.

Director of Maintenance Qualifications:

• High school diploma or equivalent
• Minimum three (3) years of experience in related areas of: electrical, plumbing, carpentry, and/or HVAC systems maintenance
• Demonstrated supervisory experience to include hiring, training, discharging, overseeing, and scheduling departmental staff.
• Familiarity with using computer programs to place orders, manage inventory, etc.
• Valid, current driver license in good standing
