Job summary

Hunter Super Techs - TurnPoint is seeking a Maintenance Supervisor in California to lead daily maintenance operations across the community. You will manage staff and vendors, handle service requests, and ensure safety and quality in all repairs and preventative work.

This role requires on-site presence, strong organization, and the ability to coordinate with the Community Manager on budgets, inspections, and emergency coverage.

Qualifications

  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

  • Coordinate with the Community Manager on staffing, vendor relations, and safety compliance.

Maintenance Supervisor

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to maintain the property.

Responsibilities
  • Maintain regular/daily onsite attendance.
  • Coordinate, schedule, and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Responsible for essential control of community.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Participate in on‑call emergency at community.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed).
  • Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff.
  • Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
  • Provide Community Manager input regarding employee performance evaluations.
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Customer & Resident Relations: Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements – Small to Mid‑Sized Properties
  • Regular movement around sites, communication, repetitive wrist/hand/finger motions, inspecting objects, and ability to work overtime, weekends, and night hours.
  • Frequent tasks include moving into confined spaces, traversing flat and uneven terrain, ascending/descending stairs, ladders, ramps, step stools, overhead positions, using machinery and power tools, operating motor vehicles or golf carts, lifting objects over 100 lbs, exposure to outdoor weather elements and hazardous chemicals.
  • Occasional stationary tasks such as prolonged standing or sitting.
Physical Requirements – Large‑Sized Properties
  • Similar to small‑to‑mid sized, with additional emphasis on occupational exposure to outdoor weather elements, hazardous chemicals, and the ability to work overtime, weekends, and night hours.
  • Occasional stationary tasks including prolonged standing or sitting and lifting objects over 100 lbs.
License / Equipment
  • Must have reliable transportation due to the emergency on‑call requirement.
Compensation & Benefits

Salary Range: $30 per hour to $38 per hour.
