Sun Communities & Sun Outdoors in Michigan is seeking a Maintenance Supervisor to oversee grounds, facilities, and utility systems at a community property. You will supervise the maintenance team and coordinate work orders to ensure reliable, safe operations.

You will conduct inspections, manage contractors, maintain logs, and respond to resident needs after hours. A valid driver's license and hands-on experience with plumbing, electrical, and grounds maintenance are required; excellent

  • High school diploma or GED required.
  • 2 years in general maintenance techniques, repair work, and grounds.
  • 6 months supervisory experience (preferred).
  • 6 months knowledge of plumbing, electrical, construction, pool, and grounds maintenance.
  • Proficient with hand tools and power equipment.
  • Excellent organizational and communication skills.
  • Basic computer proficiency (Office, email, internet).
  • Ability to respond to community needs during non-business hours.
  • Valid driver's license required.

Responsibilities

Overview Maintenance Supervisors are responsible for the overall maintenance and upkeep of community grounds, facilities, streets, equipment, and utility systems at an individual property. Additionally, they supervise and oversee individual community maintenance team members.

Overview Maintenance Supervisors are responsible for the overall maintenance and upkeep of community grounds, facilities, streets, equipment, and utility systems at an individual property. Additionally, they supervise and oversee individual community maintenance team members.

Job Duties

  • Follows-up on work assignments to ensure efficient, thorough completion of assigned work orders. (Essential)
  • Assists with the selection of all contractual services as requested; monitors on-site contractors. (Essential)
  • Completes regular inspections of resident sites throughout the community. (Essential)
  • Assists in move-in procedures including resale inspection authorizations, commencement inventory checklists, lot modifications, maintenance of model home exteriors until sold, and insurance of supervisory presence over contractors and at time of move-in. (Essential)
  • Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
  • Establishes and prioritizes daily work of maintenance team.
  • Prioritizes and resolves community service requests, including maintaining records of types and frequency of service requests received.
  • Assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities.
  • Performs water testing and other maintenance duties related to a well-water system or on-site water meters, including taking water samples, if applicable.
  • Collaborates with the Community Manager to establish emergency maintenance on-call schedule.
  • Performs duties in a safe manner, adhering to all safety procedures and properly using safety equipment.
  • Assists with maintenance issues regarding new homes as directed.
  • Maintains vehicle/equipment maintenance logs and ensures proper maintenance of community vehicles.
  • Coordinates and ensures completion of routine maintenance and minor emergency repairs.
  • Ensures safe storage of hazardous chemicals and/or equipment.
  • Prepares all maintenance-related logs in accordance of the Operations Manual.
  • Reviews exterior improvement and tree maintenance/removal requests.
  • Maintains inventory of equipment, tools, and supplies, including making purchases with approval and while adhering to budget guidelines.
  • Meets with Community Manager daily to report on the status of all scheduled maintenance work, notifying the manager of any hazardous conditions and recommended solutions.
  • Issues resident rule reminders and violation notices; follows-up as needed.
  • Assists Community Manager with aspects of the capital expenditure program, including reviewing budget variances as needed.
  • Other duties as assigned.

Requirements

  • High School Diploma or GED (Required)
  • 2 years in experience with general maintenance techniques, repair work, and grounds (Required)
  • 6 months in previous supervisory experience (Preferred)
  • 6 months in demonstrated knowledge of plumbing, electrical, construction, pool, and grounds maintenance (Required)
  • Proficient in operating various hand tools and power equipment
  • Excellent organizational skills
  • Good verbal and written communication skills
  • Basic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet
  • Ability to respond to community needs during non-business hours
  • Must have a valid driver's license
