Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor in Kissimmee, FL to lead maintenance operations across properties. You will oversee routine repairs, schedule turns, and ensure safety and quality standards while collaborating with the Property Manager on budgets and vendor selection.

Ideal candidates bring multifaceted maintenance skills (electrical, plumbing, HVAC) and strong communication with residents, team leadership, and a focus on preventive maintenance and cost control.

Qualifications

• Must have valid driver’s license with an acceptable driving record and proof of automobile insurance.
• HVAC certification preferred; if required, certification must be obtained within 90 days of start date.

Responsibilities

• Prompt and efficient service calls in accordance with the service policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacant units in 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas (sweeping, mopping, vacuuming, trash, windows, pressure washing).
• Maintain pool(s) and Jacuzzis.
• Maintain maintenance shops safely and organized.
• Train other maintenance employees.
• Assist Property Manager in vendor selection.
• Keep accurate records of key property information (water shut-offs, meters, etc).
• Develop and conduct Preventive Maintenance Program; perform weekly light inspections.
• Inspect and approve work of outside contractors.
• Ensure proper insurance requirements before hiring contractors.
• Lead maintenance to enhance property aesthetic appeal.
• Assist in maintenance budget implementation and adherence.
• Support other ZRS properties as needed by Property Manager.
• Walk move-outs with Property Manager; video tape move-outs for damages.
• Review Detailed Outstanding Service Request Report daily with Property Manager.
• Maintain all required logbooks.
• Ensure EPA requirements are met.
• Comply with Fair Housing laws.
• Order maintenance supplies.
• Implement Area Assignment Program.

## Maintenance SupervisorApply: Kissimmee, FL: Full time: Posted Today: R-108297**Job Description:**The position of the Maintenance Supervisor is one that will reiterate our corporate philosophy each time contact is made with a ZRS MANAGEMENT resident. The Maintenance Supervisor’s primary focus is to assist in the retention of the ZRS MANAGEMENT resident through skilled, efficient, and professional service. The position of Maintenance Supervisor reports directly to the Property Manager.The Maintenance Supervisor is responsible for the overall maintenance of the property, including but not limited to:* Prompt and efficient service calls in accordance with the service policy.* On-call service as determined by Property Manager.* Scheduling of all apartment turns and turn vacant units in three to five business days.* Performing light electrical, plumbing, carpentry, and masonry repairs.* Assist in the maintaining of all common areas including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.* Maintaining of pool(s) and/or Jacuzzi(s).* Maintaining maintenance shops in an efficient, safe, and organized manner.* Train other maintenance employees.* Assist the Property Manager in vendor selection.* Accurate record keeping of key property information (i.e., water shut-offs, sewer clean-outs, house meters, water meters, irrigation meters.)* Work with Property Manager to establish an ongoing Preventive Maintenance Program. And conduct weekly community light inspections.* Inspect and approve the work of outside contractors.* Ensure proper insurance requirements prior to hiring a contractor.* Take a leadership role in maintaining and enhancing the aesthetic appeal of the proper-ty.* Assist in the implementation and adherence of the maintenance budget.* Help other ZRS MANAGEMENT properties as needed and requested by the Property Manager.* Walk move outs with the Property Manager to determine the cost of repairs and the time needed for the apartment turn.
