Job summary

Bedrock Property Management is seeking a Maintenance Supervisor in Johnson City, TN. You will oversee the maintenance process, order supplies, and diagnose issues across HVAC, plumbing, electrical, and carpentry, while leading the service team to deliver reliable, high‑quality work.

The role requires strong customer service, team leadership, and budget management, with the ability to respond to issues outside normal hours and maintain safety and quality standards.

Qualifications

  • EPA 608 HVAC certification is required.
  • HVAC certification or approved equivalent is required.
  • OSHA 10/30 certification is preferred.
  • Plumbing or electrical licenses are advantageous.

Responsibilities

  • Supervises the service staff workflow and delegates workload.
  • Meets and exceeds budget expectations for expenditures.
  • Orders supplies, materials, and tools as needed.
  • Diagnoses problems and repairs major appliances, HVAC, plumbing, electrical (non-licensed), carpentry.
  • Addresses landscaping and snow/ice removal issues.
  • Communicates effectively with residents and coworkers, even in difficult situations.
  • Performs service requests promptly and correctly.
  • Operates computers and company software for tasks.
  • Ensures adherence to non-negotiables for service orders and turnover times.

POSITION SUMMARY:

As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests while having a strong background in HVAC, plumbing, electrical, and general carpentry.

KNOWLEDGE/SKILLS/ABILITIES:

  • Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
  • Supervises the maintenance of the the physical condition of the property.
  • Utilizes hand tools and power tools to participate in upkeep.
  • Oversees the removal of debris and other objects from the property.
  • Responds to issues outside of normal work schedule when required.
  • Professional and timely responses to all work orders.
  • Ensures the adherence to all company policies and procedures.
  • Performs all other duties as assigned.

ESSENTIAL JOB FUNCTIONS:

  • Supervises the workflow for the service staff and delegate workload to staff.
  • Meets and exceed budget expectations for expenditures.
  • Orders supplies, materials, and tools as needed.
  • Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
  • Address issues with landscaping and snow/ice removal.
  • Communicate effectively with residents and coworkers even in difficult situations.
  • Perform service requests correctly and promptly.
  • Operating computers and other technological devices to access email, and company-utilized software.
  • Successfully execute Bedrock’s non-negotiables for service work orders and vacant turn times.

SPECIFIC EDUCATION OR EXPERIENCE:

  • Required:
    • Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
    • EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations.
    • HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills.
  • Preferred:
    • OSHA 10 or OSHA 30 Certification: Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments.
    • CPO (Certified Pool Operator): Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems.
    • Plumbing or Electrical Licenses: Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 75 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate to high.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.

TRAVEL REQUIREMENTS:

  • Travel up to 10% of the time.
