Job summary

Blue Magma Residential seeks a Maintenance Supervisor to lead daily repair and upkeep of our Houston properties. You will oversee maintenance staff, enforce rules, and ensure a professional presence for the team and residents.

The role requires 4+ years in the apartment industry, HVAC/Electrical/Plumbing knowledge, and a valid driver's license. On-call availability and OSHA adherence are essential.

Qualifications

• HVAC certification is required.
• Driver's license is required.
• Minimum 4 years in the apartment industry as Maintenance Supervisor or above.
• Working knowledge of electrical, HVAC, plumbing, pool maintenance, inventory control.
• Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to write routine reports and correspondence.

Responsibilities

• Oversee daily repair and upkeep of the property.
• Maintain a professional appearance and attitude for yourself and staff.
• Understand and enforce community rules and policies.
• Enforce and document rule violations both on and off shifts.
• Maintain grounds and assist groundskeeper daily.
• Prepare vacant units for occupancy.
• Care, maintenance and inventory of supplies and equipment.
• Supply and upkeep of all personal tools required by Blue Magma Residential.
• Maintain professional uniform and appearance at all times.
• Clean work area, tools and equipment.
• Provide courteous, efficient service at all times.
• Comply with OSHA standards and company safety policies at all times.
• Be available to work on an on-call basis.
• Secure maintenance shops at close of each workday.

Maintenance Supervisor

Performs service duties and maintains efficient operation and upkeep and repair of the property buildings and in a supportive role. Oversee the Maintenance personal, under the direction of the Community Manager.

Job Functions, Unique Duties and Responsibilities

Essential Functions include but are not limited to the following. Other duties may be assigned based on company needs.

Primary Responsibilities

• Responsible for the daily repair and upkeep of the property.
• Responsible for ensuring a professional appearance and attitude at all times for yourself and all personnel and holding yourself out in a positive and professional manner and the exercise of sound judgment.
• Responsible for understanding the community rules, policies and enforcement mechanisms and how to seek appropriate assistance when necessary.
• Responsible for understanding when and how to enforce, document and report rule and policy violations both when on and off regularly scheduled shifts.
• Responsible to maintain the grounds and assist the groundskeeper on daily basis.
• Responsible for the preparation of vacant units for occupancy.
• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
• Responsible for the supply and upkeep of all personal tools required by Blue Magma Residential.
• Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times.
• Responsible for cleaning work area, tools and equipment.
• Responsible for courteous, efficient response at all times.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Responsible to be available to work on an on-call basis.
• Responsible for securing the maintenance shop(s) at the close of every work day.

Job Qualifications
