Franklin Group in Hampton, Virginia is seeking a Maintenance Supervisor to oversee maintenance duties and coordinate the maintenance team. The role includes inventory management, ensuring safety compliance with OSHA standards, and supervising vendor work.
The ideal candidate has a high school diploma, 3 to 5 years of experience in maintenance, and requires HVAC certification. This position requires strong leadership and conflict management skills to foster a motivated team environment.

FLSA Status: Non‑Exempt (Hourly)
Performs maintenance duties and supervises and coordinates the activities of the maintenance team to ensure all upkeep, inventory, and repair of the community’s grounds and buildings are completed efficiently.
Directly supervise one or more team members in the maintenance department. Duties include interviewing, hiring, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems, in accordance with company policies and applicable laws.

Must have a valid driver’s license and the ability to drive to daily activities.
High school diploma or GED, or 3 to 5 years of related experience and/or training, or an equivalent combination of education and experience.
Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive results by managing staff performance.
Must use gloves, eye protective glasses/goggles, and other personal protective equipment as required. Must be skilled in the safe use and maintenance of tools such as wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovels, and snow blowers.
Read and interpret safety rules, operating and maintenance instructions, and procedure manuals. Write routine reports and correspondence. Speak effectively with customers one‑on‑one or in groups of team members.
Compute addition, subtraction, multiplication, and division in all units of measure, using whole numbers, fractions, and decimals. Calculate rates, ratios, and percentages; draw and interpret bar graphs.
Apply common sense to carry out detailed written or oral instructions; handle problems involving a few concrete variables in standardized situations.
HVAC certification required; Certified Apartment Maintenance Technician (CAMT) highly recommended; Fair Housing Certification required within 14 days of hire.
Stand, use hands extensively, reach with arms, talk or hear, walk, climb or balance; sit, stoop, kneel, crouch, or crawl. Frequently lift or move up to 50 pounds and occasionally over 100 pounds. Vision: close, distance, color, peripheral, depth perception, adjustment of focus.
Exposed to outside weather, moving mechanical parts, high places, fumes, airborne particles, chemicals, electrical shock, moderate noise. Reasonable accommodations may be made for disabilities.
