Job summary

Covenant Living and CovenantCare at Home is seeking a maintenance supervisor to oversee facilities within a retirement community and home health setting. The role partners with the Director of Facilities Management and coordinators to ensure reliable operation of boilers, HVAC, plumbing, and electrical systems while coordinating repairs and upgrades.

The ideal candidate has strong leadership, project management skills, and knowledge of building codes and safety procedures.

Responsibilities

  • Operates and maintains boilers, HVAC systems, pumps, motors, and electrical/plumbing systems.
  • Ensures systems function properly; performs preventive maintenance and seasonal start-ups/shut-downs.
  • Accepts and completes work requests within experience and skill scope.
  • Supervises trades/contractors during renovations and construction projects.
  • Maintains and updates building plans and equipment records.
  • Schedules and supervises Maintenance Department staff; supports weekend coverage.

Job description

We Are Inspired to Serve. Join us! This position reports directly to the Director of Facilities Management. This position will interact with the Facilities Management Coordinator as work requests and assignments are issued. This position is both supervisory and service in nature. This position works in unison with the housekeeping and laundry departments to ensure that the Facilities Management Department operates effectively. This position cooperates with all other departments to assure that the needs of the residents are being met and that a pleasant working atmosphere is maintained.

ESSENTIAL RESPONSIBILITIES
  • Operates and maintains the boilers, heating, ventilation and air-conditioning systems, pumps, motors, fans, electrical systems, plumbing and sewer systems, and electrical generators.
  • Assures that each system is functioning properly and that preventative maintenance, routine servicing, testing and seasonal start-ups and shut down are carried out.
  • Test safety equipment as required.
  • Accepts and completes work requests that are within experience, training and skill set on a timely basis. Technicians are not to exclude themselves or refuse assignments on the basis of being over-qualified or exempt by employment longevity.
  • Requests may include resident transfers through levels of care by moving furniture and other personal belongings with assistance of team members.
  • Is responsible to perform preventative maintenance assignments including lubrication, changing and cleaning filters, replacing of worn parts and oversight of trades/ contractors providing similar services on certain specialized equipment and systems.
  • Makes approved building and equipment repairs.
  • Actively participates with redecorating, refurbishing, renovations and construction additions.
  • Assists the Director with the supervision of trades/ contractors in that effort.
  • Perform skilled plumbing and electrical repairs or replacement of parts not requiring a license.
  • Paints interior and exterior of building as requested by Administrator or Director.
  • Maintains and beautifies the grounds.
  • Performs snow and ice removal of parking lots/ walkways. Keep parking lots/ walkways free from hazardous conditions.
  • Maintains community vehicles in safe operating conditions.
  • Call approved contractors when necessary, and consistent with CRC policies and procedures and according to established local, State and Federal regulations.
  • Order supplies, parts and fuels from approved vendors.
  • Reads meters of fuel supply, water supply and electrical supply and recommends methods for conservation of these utilities.
  • Responsible for the safekeeping and updating of original building and equipment plans and specifications.
  • Develops and maintains records of repairs, replacements and modifications of building and equipment.
  • Responsible for the Maintenance Department employee assignments and inspections in accordance CRC of MN policies and procedures and according to established local, State and Federal regulations.
  • Responsible for the training of Maintenance Department employees.
  • Schedule work hours for Maintenance Department employees.
  • Supervise weekend coverage as needed.
  • Follow Resident’s Rights policies at all times.
  • Observe infection control procedures related to the activity program.
  • Observe all facility safety policies and procedures.
  • Responsible for operating within the department budget.
  • Follow Facilities Management Department policies and procedures.
  • Contacts Director, Administrator, Associates or Executive Director for major problems.
  • Participate in the after-hours on-call service. Schedules and policies are provided.
  • Supports and contributes to the success of the Facilities Management computer program.
  • Responsible for coordinating Pharmaceutical and Hazardous waste disposal and associated record keeping.
EDUCATION AND WORK EXPERIENCE

Required Degree: High School Diploma or Equivalent and Vocational Training Certificate or Trade School Preferred Degree: Associate’s Degree Preferred Certificate(s): Valid Driver’s License, Boilers License 2nd Class C Engineer and Certified Pool Operator Experience: 3+ Years

KNOWLEDGE, SKILLS, AND ABILITY
  • Operations and Maintenance knowledge in building systems and preventive maintenance
  • Leadership ability in leading team members toward a common goal.
  • Supporting the maintenance team to ensure the team has the necessary resources to complete assigned tasks.
  • Project Management skills in overseeing work orders and communicates status with vested parties.
  • Legal and Regulatory knowledge in building codes, emergency preparedness, workplace regulations and accessibility standards.
PHYSICAL REQUIREMENTS

Sufficient physical ability and mobility to work in an office/community setting. Ability to stand or sit for prolonged periods of time. Ability to occasionally stoop, bend, kneel, crouch, reach, and twist. Ability to lift, carry, push, and/or pull light to moderate amounts of weight up to 50 lbs. Ability to operate various equipment base on department and weather conditions Engaging in repetitive movements of wrists, hands, and fingers – typing and/or writing. Clarity of Vision: For near visual acuity Clarity of vision at approximately 20 inches or less (i.e., working with small objects or reading small print), including use of computers. For far visual acuity, Clarity of vision at 20 feet or more. This is not just the ability to see a person or object, but the ability to recognize features as well. For peripheral vision, observing an area that can be seen up and down or to right or left while eyes are fixed on a given point.

Pay Range: $28.35 - $39.03 per hour Reasonable Pay Estimate A reasonable estimate of the pay range for this position is $28.35 - $39.03 per hour. There are numerous factors taken into consideration in determining the actual offered rate of pay, including but not limited to: job-related qualifications, experience, skills, education, geographic location, and consideration of internal and external equity.
