Job summary

Qualifications

  • High school diploma or technical/associate degree preferred.
  • Experience supervising maintenance staff (1–2 years).
  • Ability to read and write English; communicate effectively with residents and staff.
  • Strong mechanical and electrical knowledge for routine maintenance and repairs.
  • Valid driver's license required; ability to operate a vehicle.
  • Willingness to work with seniors and respond to maintenance needs.

Responsibilities

  • Under the direction of the Maintenance Director, performs routine maintenance to complete service requests for grounds, buildings, apartments, and equipment.
  • Assists in executing the preventative maintenance program.
  • Communicates with the Maintenance Director for technical advice and guidance.
  • Advises on equipment and furnishings condition within the community.
  • May respond to after-hours maintenance emergencies.
  • Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
  • Interacts with residents and staff in a courteous and friendly manner.

POSITION SUMMARY

Responsible for assisting the Maintenance Director in maintaining all grounds, buildings, apartment homes, and equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive. Other duties may be required and assigned.

  • Under the direction of the Maintenance Director, performs routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost‑efficient manner.
  • Assists in the execution of preventative maintenance program.
  • Communicates with Maintenance Director for needed technical advice, product information, research and quality assurance guidance.
  • Advises Maintenance Supervisor of the overall condition of the equipment and furnishings of the community.
  • May receive after‑hours calls for maintenance emergencies.
  • Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
  • Interacts with residents and staff in a courteous and friendly manner.
SUPERVISORY RESPONSIBILITIES
  • Lead the entire Maintenance Team, setting goals and guidelines with quality improvements always in mind.
QUALIFICATIONS

Educational Requirements and Experience:

  • High School Diploma or Bachelors/Technical degree in related field.
  • 1-2 years maintenance supervision experience.
  • Must express or demonstrate an interest in working with a senior population.
  • Must be capable of reading and writing the English language, preferably possessing a high school diploma or equivalent.
  • Must demonstrate a warm, outgoing personality.
  • Must have technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a knowledge of construction principles.

Knowledge, Skills and Abilities:

Under the following required areas list specific knowledge, skills or abilities necessary to perform this particular job.

Language Ability:

  • Ability to communicate effectively in writing and speaking the primary language of the residents.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills:

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Cognitive Demands:

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

  • Ability to use Microsoft Windows. Ability to use software to design calendars and signs. Ability to use the Internet.

Competencies (Example):

  • Ability to operate a car/truck and maintain a valid driver’s license. Ability to operate general office equipment.
ENVIRONMENTAL ADAPTABILITY
  • Works both indoors and outdoors in all conditions.
  • Possible exposure to unpleasant odors
  • Possible exposure to chemicals as identified in the MSDS Manual
  • Continuous exposure to residents who are ill, confused, irritable and irrational
