This hands-on leadership role requires a balance of strong technicalexpertise, project management skills, and team supervision.You’llbe responsible foroverseeing all corrective and preventive maintenance tasks, ensuring our propertyremainssafe, attractive, and operating at peak performance.

Perform and supervise a variety of tasks including plumbing, HVAC, electrical, carpentry, painting, janitorial duties, andgroundsmaintenance
Prioritize, delegate, and track maintenance service requests, ensuringtimelyand effective resolution
Execute and manage the Make-Ready/Turn Process, including completing move-out inspections, scheduling repairs, andfinalizingunit readiness
Maintainaccuratework order records and inventory logs
Schedule, monitor, and inspect the work of contractors and vendors to ensure adherence to company quality and safety standards
Procure parts and materials within budgetary guidelines,maintaininginventory levels and cost efficiency
Assistin preparing and managing the maintenance budget, providing monthly variance reports to the Property Manager and Area Manager
Supervise, train, and evaluate service technicians and maintenance staff
Participate in the hiring process andassistwith new hire onboarding
Provide regular performance reviews, set professional goals, and implement development plans
Conduct regular site walks and inspections,identifyingand addressing immediate or long-term maintenance needs
Ensure all work and procedures are compliant with OSHA safety standards, SDS requirements, and local, state, and federal regulations
Enforce safety protocols including hazmat handling, eye protection, lockout/tagout procedures, and use of personal protective equipment
Participatein on-call rotations, including weekends and holidays
Respond promptly to after-hours emergencies, ensuring resident safety and minimizing property damage
High school diploma or equivalent; technical/vocational training a plus
5+ years of hands-on property maintenance experience
1–3 years of maintenance team leadership or supervisory experience
Advancedproficiencyin HVAC, plumbing, electrical, carpentry, painting, and general repairs
Strong project management skills with the ability to plan, organize, and coordinate complex tasks
Demonstrated experience managing vendor contracts and maintenance budgets
Solid negotiation and conflict resolution abilities
Working knowledge of OSHA safety standards, SDS documentation, and general building codes
Must be detail-oriented, organized, andpossessstrong problem-solving skills
Effective verbal and written communication skills
Must read andcomprehendEnglish
Valid driver’s license and reliable transportation
Availability to work extended hours and respond to after-hours emergencies
Frequently required to stand, walk, stoop, kneel, crawl, or crouch
Must be able to lift or move up to 50 pounds
Use of ladders and power tools
Must be able tooperatea vehicle as needed during work hours
