Job summary

Hillpointe is a fully integrated real estate development and investment management firm focused on delivering market-rate workforce housing across the Sun Belt. The Maintenance Supervisor will oversee all maintenance operations to keep communities safe, functional, clean, and attractive.

Responsibilities include coordinating service requests, making-ready vacant units, supervising vendors, and ensuring OSHA/compliance. On-call rotations and weekend/evening availability are required.

Qualifications

• EPA refrigerant certifications required (Type I/II or Universal).
• CPO certification preferred; willing to obtain.
• Valid driver�s license and ability to operate hand tools and equipment.

Responsibilities

• Manage and complete resident service requests, routine repairs, and preventive maintenance.
• Oversee the make-ready process for vacant units, including inspections and repairs.
• Monitor the overall cleanliness and appearance of buildings, grounds, and amenities.
• Supervise and inspect work completed by vendors, contractors, and team members.
• Maintain inventory of maintenance supplies and tools within budgetary guidelines.
• Conduct safety meetings and ensure compliance with OSHA and company policies.
• Assist with setup and stabilization of new communities (as needed).
• Participate in on-call rotation, responding to after-hours maintenance emergencies.

MAINTENANCE SUPERVISOR

The Maintenance Supervisor isresponsibleforoverseeing all maintenance operations to ensure the safety, functionality, cleanliness, and appearance of the community. This includes coordinating service requests, preparing vacant units for move-in, managing inventory, supervising vendors, and ensuring compliance with safety standards. The role also supports new property openings and assists with onboarding and training of new maintenance staff.

ESSENTIAL RESPONSIBILITIES:

• Manage and complete resident service requests, routine repairs, andpreventativemaintenance.
• Oversee the make-ready process for vacant units, including inspections and repairs.
• Monitor the overall cleanliness and appearance of buildings, grounds, and amenities.

REQUIREMENTS:

• Must have EPA certifications Type I and II or Universal for refrigerant recycling.
• CPO certification is preferred (be willing to obtain)
• Must have all certifications as required by State and Local jurisdictions.
• Must have a valid driver’s license.
• Proficiency with hand tools, mechanical equipment, and basic office software
• Hold a high school diploma, GED, or equivalent experience/training.
• This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability.

PHYSICAL REQUIREMENTS:

• Ability to lift, push, pull and carry up to 50lbsregularly and occasionally heavier loads.
• Frequent standing, walking, bending, stooping, kneeling, and crouching.
• Ability to climb ladders and work at heights.
• Manual dexterity for handling tools and equipment.
• Ability to work in varying environmental conditions (heat, cold, outdoors).
• Good vision and hearing for safety and equipment operation.

WORK ENVIRONMENT:

• Ability to work full-time, including evenings, weekends, or on-call shifts as needed.
• Comfortable working in noisy, dusty, or confined spaces.
• Ability to operate and maintain hand tools, power tools, and specialized equipment.
• Knowledge of safety protocols and ability to wear required PPE (Personal Protective Equipment).
• Ability to read and interpret technical manuals, blueprints, and schematics.
• Strong troubleshooting and problem-solving skills.
• Compliance with company policies and OSHA regulations.
