Job summary

The Alden Network is seeking a Maintenance Director for its long-term care facility in Illinois. You will direct and coordinate the maintenance department, ensure safety compliance, manage preventive maintenance, and oversee repairs and renovations to keep the building in safe, comfortable condition.

This role requires knowledge of facility safety, maintenance budgeting, and working with contractors. You will train staff, conduct inspections, plan schedules, and report to the Environmental

• High School graduate.
• Knowledge and experience in all phases of building maintenance.
• Knowledge of preventive maintenance, facility safety, equipment maintenance, and training.
• Experience in estimating maintenance and repair costs.
• Knowledge of the rules and regulations governing the long-term care industry.

Responsibilities

• Facility Safety - Develops high safety standards and ensures compliance with laws and facility policies.
• Arranges and coordinates fire safety inspections with follow-up on deficiencies.
• Arranges, coordinates, and schedules internal safety inspections and determines corrective actions.
• Schedules, coordinates, conducts, and manages the facility’s safety committee.
• Facility maintenance - Maintains the facility and grounds per policy and regulations.
• Coordinates, supervises, and completes corrective and preventative maintenance.
• Plans continual work schedules to maintain a safe and healthy environment.
• Develops, schedules, and controls a preventive maintenance program.
• Evaluates long term needs for major projects and improvements.
• Facility Equipment Maintenance - Maintains major equipment and furnishings, arranges replacements.
• Develops and reviews equipment records.
• Establishes procedures to ensure timely repairs of equipment.
• Recommends purchases for replacements or new equipment.
• Performs minor repairs/installations within time and skill boundaries.
• Facility Safety and Maintenance Training - Provides training for personnel and residents.
• Attends Department Head meetings and Corporate Building Manager Meetings.
• Reports to Environmental Services Coordinator when projects extend beyond expected time.
• Plans and oversees Alden Bennett Construction employees and outside contractors.
• Performs other duties as assigned.

JOB SUMMARY:

• Directs, plans, coordinates, and administers the overall operation of the Maintenance Department in accordance with federal, state, and local laws, rules, and regulations which govern a long-term care facility. Work involves the coordination of safety and maintenance needs to ensure a comfortable and safe environment.

PHYSICAL REQUIREMENTS

• Must be able to move intermittently throughout the workday.
• Must be able to cope with the mental and emotional stress of the position.
• Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met, to include the use of maintenance equipment and supplies.
• May be required to lift, push, pull and move equipment, supplies, etc., in excess of fifty (50) pounds throughout the workday.
• Must possess the ability to make independent decisions when circumstances warrant such action.
• Is subject to exposure to infectious waste, diseases, conditions, etc., including exposure to HIV, AIDS, and Hepatitis B virus

ESSENTIAL FUNCTIONS

• Facility Safety - Ensures high standards of safety are developed, met, and maintained in accordance with all facility policy and procedures; and applicable federal, state, and local laws, rules, and regulations.
• Arranges and coordinates fire safety inspections with follow-up on deficiencies.
• Arranges, coordinates, and schedules internal safety inspections and determines appropriate corrective actions, when necessary.
• Schedules, coordinates, conducts, and manages the facility’s safety committee.
• Facility maintenance - Ensures the long-term care facility and grounds are maintained in accordance with facility policy and procedures and fiscal guidelines; and applicable federal, state, and local laws, rules, and regulations.
• Coordinates, arranges, supervises, and provides for the completion of corrective and preventative maintenance in accordance with facility policy and procedures, practices, and financial considerations.
• Plans a continual work schedule to maintain a safe and healthy environment.
• Develops, schedules, and controls a preventative maintenance program to maintain safe and efficient plant operations and grounds.
• Evaluates long term need in relation to major projects and property improvements.
• Facility Equipment Maintenance - Ensures major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement.
• Develops, implements, and reviews equipment records.
• Establishes procedures and/or contacts to ensure timely repairs of equipment.
• Recommends to Administrator purchases when replacement or new equipment is required.
• Performs minor repairs/installations within boundaries of time constraints and level of expertise.
• Facility Safety and Maintenance Training - Provides training for personnel and residents as it relates to safety and maintenance needs of the long-term care facility.
• Attends Department Head meetings and Corporate Building Manager Meetings.
• Reports to the Environmental Services Coordinator when projects/repairs extend beyond normally expected time frames.
• Plans, coordinates, and provides general assistance and oversight to Alden Bennett Construction employees and outside contractors working on the premises.
• Performs other duties as assigned.
