Job summary

Bedrock Property Management in Chattanooga, TN is seeking a Maintenance Supervisor to oversee the property maintenance process, diagnose issues, and manage service requests. The role requires HVAC, plumbing, electrical, and carpentry expertise to ensure resident satisfaction.

You will lead a maintenance team, control budgets, and coordinate with residents and staff to uphold high standards across multiple assets. Travel up to 10% is possible.

Qualifications

  • Requires EPA 608 HVAC certification and HVAC technical skills.
  • HVAC field certifications preferred; safety training such as OSHA 10/30 is beneficial.
  • Licenses in plumbing or electrical work are advantageous for broader maintenance tasks.

Responsibilities

  • Oversee maintenance workflow and delegate tasks to service staff.
  • Meet and exceed budget expectations for expenditures.
  • Order supplies, materials, and tools as needed.
  • Diagnose and repair major appliances, HVAC, plumbing, electrical (unlicensed work only), carpentry, pool care, roof/gutter repairs.
  • Address landscaping and snow/ice removal when necessary.
  • Communicate effectively with residents and coworkers in difficult situations.
  • Perform service requests accurately and promptly.
  • Operate computers and company software to access email and systems.
  • Uphold Bedrock's service standards and vacant turn targets.
  • Demonstrate leadership, forward thinking and initiative.

POSITION SUMMARY:

As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests while having a strong background in HVAC, plumbing, electrical, and general carpentry.

KNOWLEDGE/SKILLS/ABILITIES:

  • Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
  • Supervises the maintenance of the the physical condition of the property.
  • Utilizes hand tools and power tools to participate in upkeep.
  • Oversees the removal of debris and other objects from the property.
  • Responds to issues outside of normal work schedule when required.
  • Professional and timely responses to all work orders.
  • Ensures the adherence to all company policies and procedures.
  • Performs all other duties as assigned.
ESSENTIAL JOB FUNCTIONS:
  • Supervises the workflow for the service staff and delegate workload to staff.

  • Orders supplies, materials, and tools as needed.
  • Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
  • Address issues with landscaping and snow/ice removal.
  • Communicate effectively with residents and coworkers even in difficult situations.
  • Perform service requests correctly and promptly.
  • Operating computers and other technological devices to access email, and company-utilized software.
  • Successfully execute Bedrock's non-negotiables for service work orders and vacant turn times.

SPECIFIC EDUCATION OR EXPERIENCE:
  • Required:
    • Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
    • EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations.
    • HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC‑specific technical skills.
  • Preferred:
    • OSHA 10 or OSHA 30 Certification: Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments.
    • CPO (Certified Pool Operator): Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems.
    • Plumbing or Electrical Licenses: Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 75 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate to high.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.
TRAVEL REQUIREMENTS:
  • Travel up to 10% of the time.
