Job summary

Allegiant-Carter Management is seeking a Maintenance Supervisor for Heritage at Riverstone, Canton, GA. You will lead the maintenance team, manage vendors, and ensure operations stay within budget while maintaining a first‑class property.

Responsibilities include safety compliance, inventory control, scheduling make‑ready tasks, and coordinating contractor work. A strong background in HVAC, plumbing, electrical and carpentry is required.

Qualifications

  • High school diploma or GED required; trade education a plus.
  • 2–3 years maintenance experience in multifamily housing preferred.
  • Advanced knowledge of HVAC, plumbing, electrical, and carpentry.
  • Strong record keeping, organization, and supervision skills.
  • Driver’s license and reliable transportation required.

Responsibilities

  • Lead maintenance staff and vendors to keep the property in first‑class condition.
  • Maintain accurate inventory of tools, parts, and equipment.
  • Ensure safety and regulatory compliance within the department.
  • Oversee make‑ready tasks and schedule inspections.
  • Coordinate warranty inspections and contractor work as needed.
  • Respond to maintenance emergencies promptly and communicate with the Community Manager.

The Service Manager is responsible for the property’s overall maintenance and care and shall direct related resources, maintenance staff, and vendors toward that end. They will also ensure the efficient and organized operation of the Maintenance Department, which includes maintaining an accurate inventory of all parts and materials. In total they are responsible for maintaining their property in a first-class physical condition and their department operates within the confines of the operating budget.

CORE RESPONSIBILITIES:
Leadership and Management
  • Meetings - Meet with manager at the beginning and end of each day to review maintenance issues and make-ready status.
  • To properly adhere to and enforce all community and company policies and procedures.
  • To hire, train, and supervise all service personnel.
  • Service Staff Meeting - Enforce uniform standards and nametags. Schedule/organize service techs and groundskeepers. (Daily)
  • Key Log - Check key log daily. Make sure all keys are accounted for. Complete an audit as your last assignment of the day.
  • Update make-ready board and make-ready schedule
  • Logs - Maintain SDS/OSHA/EPA/Pool logs in shop and office (Daily). Keep office staff and maintenance staff informed at weekly meetings of changes in MSDS sheets. To keep all personnel aware of current safety regulations and to hold regular safety meetings.
  • Calendar - Develop a schedule for breezeway cleans and other non-daily tasks. See the Property Services Schedule.
  • Be up to date on ADA policies
  • To monitor the status of warranty dates and times for buildings, appliances, and equipment and to coordinate inspections prior to expiration of any warranty period.
  • To perform the duties of the Service Technician and/or the Grounds person should staff requirements dictate.

  • To keep records of scheduled maintenance on all equipment based on the manufacturer’s recommendations and operations manuals.
  • To monitor and keep an accurate inventory of tools and equipment.
  • To suggest changes in working conditions and equipment use to increase efficiency.
  • To initiate or suggest plans to motivate themselves and other maintenance personnel to achieve the properties goals.
  • Show professionalism, lead by example
Asset Performance
  • To accurately track expenditures within the service department’s budget and ensure a stabilized fiscal operation.
  • Common Area Inspection – Walk Common areas daily, before 9 am. Office, Fitness Center, Laundry, Parking lots, Compactor/dumpsters, Models, etc.
  • To ensure that the office / shop is continually maintained in a clean and orderly manner.
  • Enforce trash standards on property. Put out trash notices. (Daily) During your filter replacement each quarter put notice in apartments to reiterate our policies regarding trash, recycling, and cardboard.
  • Irrigation – check weekly. Refer to the Preventative Service Schedule within the POLICY.
  • Trash compactor oversight,
  • Pool Maintenance during the season. Ensure coverage on weekends or in supervisor’s absence.
  • Car Check - Walk property for car check monthly.
  • Perform all required inspections. Inspect all breezeways monthly. See the Preventative Service Schedule located in the POLICY.
  • Landscaping – Perform a monthly walk with a landscaping contractor. Walk irrigation with a contractor.
  • Make-Ready: Review of make-ready conditions with contractors on an ongoing basis. See “Contractor Checklist” within the POLICY program
Resident Relations
  • Schedule work orders and complete work orders, as necessary. Ensure 24-hour response policy. To respond to and immediately coordinate plans of corrective action to rectify all maintenance related emergencies and provide direct communication to the Community Manager.
  • To ensure all gated entrances and security service equipment are always operable and maintained in proper working order.
QUALIFICATIONS
Education
  • High school diploma or GED required, or requisite experience will be considered
Required Experience/Skills
  • Minimum three (2) years maintenance experience in the multifamily industry or other skilled labor field.
  • 1-2 years supervisory experience preferred.
  • Advance knowledge of HVAC, plumbing, electrical, and general carpentry. Can complete complex diagnostics on repairs and installations.
  • Proficient in knowledge of federal and/or local fair housing laws required.
  • Record keeping, organization, and supervisory skills.
  • Strong knowledge of MS Word, Excel, and Outlook required.
  • Driver’s License and reliable means of transportation required
Certifications
  • EPA Section 608 Type II Certification required.
  • CPO Certification preferred (Depending on property)
PHYSICAL ACTIVITY AND ENVIRONMENTAL DEMANDS
  • To work outdoors in the climate of the region that the property is located.
  • To be able to safely use manual and power tools weighing up to 40 pounds
  • To be able to safely carry, set-up and climb ladders and sections of scaffolding weighing up to 125 pounds, which reach heights of 40 feet
  • To assist in the safe and proper transportation and set-up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds. Such transportation will require the use of hand trucks and may necessitate the climbing of flights of stairs
