Job summary

MMS Group is seeking a Maintenance Superintendent to lead on-site residential property maintenance for a 120-unit community in Macon, GA. You will oversee interior/exterior inspections, preventive maintenance, and timely turnovers, coordinating with the property manager and office team.

The ideal candidate has 5+ years of multifamily maintenance experience, strong trade skills (plumbing, electrical, carpentry, appliances, boilers), a valid driver’s license, and a fire safety/boiler license.

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Knowledge of plumbing, electrical, carpentry, appliance maintenance, boilers.
• Valid driver's license.
• Fire Safety and Boiler License certification.
• Possession of basic tools to perform routine maintenance tasks.
• Physical requirements include heavy lifting, bending, kneeling, stooping, climbing, balancing.

Responsibilities

• Work orders: complete daily tasks efficiently.
• Communication: inform supervisor of delays in a timely manner.
• Regular maintenance: troubleshoot electrical, plumbing, appliances, and carpentry issues.
• Apartment inspections and move-in/move-out inspections support.
• Unit turnover: ensure repairs and services are completed on schedule.
• Preventative maintenance: document status and manage contracts and vendors.
• Building codes: stay current on codes and safety standards.
• Trash areas maintenance.
• OSHA: aware of shut-offs and safety policies; operate safely.
• Emergency response: handle after-hours calls per policy.

Are you an experienced Maintenance Superintendent ready to join our fantastic team of professionals? MMS Group is on the hunt for someone like YOU! Our Maintenance Superintendents handle all aspects of residential property maintenance, including interior and exterior building inspections and the preventive maintenance program. Also, you will be responsible for common area and apartment repairs, covering plumbing, electrical, and carpentry.

MMS Group is seeking aMaintenance Superintendent for a 120-unit residential property located inMacon, GA.

Key Responsibilities:

Work Orders: Efficiently complete all daily work orders

Communication: Communicate any delays in completing a work order with the supervisor in the management office

Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry

Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.

Unit Turnover: Work with the office team to ensure all turnover repairs and services are completed and on schedule

Preventative Maintenance: Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status and have full knowledge regarding contracts and suppliers their services, and goods.

Building Codes: Stay current on all applicable building codes and safety standards

Trash: Maintain trash areas.

OSHA: Knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs. Operate within OSHA standards and company safety policies and procedures at all times.

Emergency Response: Respond to emergency calls according to the company's policy on after-hours emergency calls
