Job summary

Royal Palms Healthcare is seeking a Maintenance Specialist to keep the grounds, facility, and equipment in safe, clean condition in line with policies and regulations.

The role involves routine maintenance of building, grounds, lighting, HVAC checks, and quick response to repairs. You will work with staff and residents to ensure a reliable, safe environment.

Qualifications

• Mechanical aptitude required.
• Ability to interact tactfully, effectively, and professionally with residents, staff and the public.
• Must relate to and work with physically or mentally ill, disabled or elderly individuals with respect.

Responsibilities

• Maintains general plant and facility in good repair, ensuring a safe, clean and orderly environment.
• Performs routine maintenance on grounds, parking areas, driveway, etc., including trimming and sweeping as necessary.
• Performs routine maintenance and repair on building and equipment including plumbing, electrical, carpentry, and mechanical, as directed, in accordance with procedures.
• Cleans windows and screens as directed.
• Replaces burned out light bulbs including exit lights and overhead lights, and performs housekeeping tasks in high places.
• Serves heating and cooling units and systems per manufacturer guidelines and policies.
• Reports defective equipment and malfunctions to supervisor as soon as possible.
• May drive a company vehicle, as instructed.

Position Summary

Maintains the grounds, facility, and equipment in a safe and efficient manner in accordance with current established policies and procedures, and federal, state and local standards, guidelines and regulations.

Duties and Responsibilities

• Maintains general plant and facility in good repair, ensuring a safe, clean and orderly environment. Follows maintenance schedule and instructions from supervisor.
• Performs routine maintenance on grounds, parking areas, driveway, etc., including cutting, trimming, sweeping as necessary or directed.
• Performs routine maintenance and repair on building and equipment including plumbing, plastering, electrical, carpentry, and mechanical, as directed, in accordance with established procedures.
• Cleans windows and screens as directed.
• Replaces burned out light bulbs including exit lights, overhead lights, fluorescent lights, room call lights, etc., and performs housekeeping duties in very high places.
• Services heating and cooling units and systems, as specified by the manufacturer, and in compliance with established policies and procedures.
• Perform unscheduled maintenance tasks as directed.
• Reports defective equipment and equipment malfunctions or breakdowns to supervisor as soon as possible.
• Ensures maintenance supplies have been replenished in work areas as necessary.
• May drive a company vehicle, as instructed.

Qualifications:

• Previous related experience preferred
• Mechanical aptitude required
• Ability to interact tactfully, effectively, and professionally with other employees, residents, family members, visitors, government agencies/personnel and the general public, as needed.
• Must be able to relate to and work with physically and/or mentally ill, disabled, elderly, emotionally upset, and at times hostile people within facility and treat them with respect and consideration regardless of their cognitive or functional level
