Job summary

Aviva at Fitzsimons is seeking a Maintenance Specialist to keep the grounds, facilities and equipment safe, clean and well‑maintained in line with current policies and regulations.

You will perform routine maintenance and repairs on building systems, grounds, and fixtures, follow supervisor instructions, and report issues promptly to help ensure a secure environment for residents and staff.

Qualifications

• Mechanical aptitude required.
• Ability to interact tactfully, effectively, and professionally with staff, residents, families, visitors, and the public.
• Ability to relate to and work with elderly, disabled or ill residents with respect.
• Previous related experience preferred.

Responsibilities

• Maintains the grounds, facility and equipment in a safe, clean, and orderly environment.
• Performs routine maintenance on grounds, parking areas, driveways, and related spaces.
• Performs routine maintenance and repair on building systems including plumbing, electrical, carpentry, and mechanical as directed.
• Cleans windows and screens as directed.
• Replaces burned-out light bulbs and maintains lighting in work areas.
• Services heating and cooling units per manufacturer guidelines.
• Reports defects and malfunctions to supervisor promptly.
• Keeps maintenance supplies replenished in work areas.
• May drive a company vehicle as instructed.

Position Summary

Maintains the grounds, facility, and equipment in a safe and efficient manner in accordance with current established policies and procedures, and federal, state and local standards, guidelines and regulations.

Duties And Responsibilities

• Maintains general plant and facility in good repair, ensuring a safe, clean and orderly environment. Follows maintenance schedule and instructions from supervisor.
• Performs routine maintenance on grounds, parking areas, driveway, etc., including cutting, trimming, sweeping as necessary or directed.
• Performs routine maintenance and repair on building and equipment including plumbing, plastering, electrical, carpentry, and mechanical, as directed, in accordance with established procedures.
• Cleans windows and screens as directed.
• Replaces burned out light bulbs including exit lights, overhead lights, fluorescent lights, room call lights, etc., and performs housekeeping duties in very high places.
• Services heating and cooling units and systems, as specified by the manufacturer, and in compliance with established policies and procedures.
• Perform unscheduled maintenance tasks as directed.
• Reports defective equipment and equipment malfunctions or breakdowns to supervisor as soon as possible.
• Ensures maintenance supplies have been replenished in work areas as necessary.
• May drive a company vehicle, as instructed.

Qualifications

• Previous related experience preferred
• Mechanical aptitude required
• Ability to interact tactfully, effectively, and professionally with other employees, residents, family members, visitors, government agencies/personnel and the general public, as needed.
• Must be able to relate to and work with physically and/or mentally ill, disabled, elderly, emotionally upset, and at times hostile people within facility and treat them with respect and consideration regardless of their cognitive or functional level
