Job summary

Fluidics, Inc. is seeking an experienced Facilities Maintenance Technician to operate, repair, and maintain campus plumbing and central plant equipment on a multi-building college campus in Chestnut Hill, PA.

The role involves knowledge of domestic water systems, steam/hot water heating, HVAC auxiliaries, and safe handling of heavy equipment. Responsibilities include responding to service calls, training utility mechanics, following PM programs, and supporting fire-life safety and standby

Qualifications

  • Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. Plumbing / HVAC / Hydronics / Commercial Building MEP systems.
  • Plumbing Certification
  • Philadelphia Class A (preferred but not necessary).
  • Minimum of five (5) years' experience in the operation of central plant equipment and commercial systems.
  • OSHA 10 Hour Safety Training Certification is preferred but can also be provided.
  • Proven experience of repairing building plumbing & HVAC auxiliary systems.

Responsibilities

  • Operate, repair, and maintain central plant equipment and building plumbing/HVAC systems.
  • Respond to service calls and resolve emergencies or system breakdowns.
  • Provide oversight and training to utility mechanics and PM staff.
  • Perform preventative maintenance and report to Project Manager.

Skills

Job Summary

Responsible for operation, repair, and maintenance of related plumbing systems. Develop complete knowledge of the Sequences of Operation for all systems. Systems include; domestic cold and hot water distribution system, Steam and Hot Water Heating systems, various mechanical systems, air handling units, fan coil units, pumps, heat exchangers, and various other building plumbing / pipe systems on a multi-building college campus. Work can involve lifting heavy mechanical equipment and may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Provide oversight and train utility mechanics who may provide assistance in any repair work performed and preventive maintenance work.

Essential Duties & Responsibilities
  • Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. Plumbing / HVAC / Hydronics / Commercial Building MEP systems.
  • Plumbing Certification
  • Philadelphia Class A (preferred but not necessary).
  • Minimum of five (5) years' experience in the operation of central plant equipment and commercial systems.
  • OSHA 10 Hour Safety Training Certification is preferred but can also be provided.
  • Proven experience of repairing building plumbing & HVAC auxiliary systems.
  • Experience & proven ability to operate ProPress tools.
  • Experience & proven ability to Braze/Solder copper pie, thread black pipe
  • Strong knowledge of operation to support maintenance efforts or operate building auxiliary systems i.e. fire-life safety, stand by emergency generators.
  • Familiarity of general building systems i.e. vertical lift equipment, overhead doors.
  • Valid driver's license as required to drive any vehicles which may be assigned along with Driving skills with up to 1-1/2-ton truck.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to safely climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools
  • Facilities Maintenance Staff is responsible for Snow removal
Qualifications
  • Equipment Operation, repair, and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints.
  • Safe off and repair pipe leaks, sweat/braze copper pipe, thread black pipe
  • Trouble shoot equipment that is not functioning properly, make repairs or channel any questions and concerns to the onsite project manager.
  • Complete all tasks associated with Preventative Maintenance
  • Assist in identifying any open issues in the PM program. Provide equipment & tasking updates as needed to the Project Manager and/or PM (Preventative Maintenance) Manager.
  • Clean coils in air handling units and convectors to maintain optimum heat exchange.
  • Place on-line or take off-line Seasonal chilled and hot water systems.
  • Routine operation and inspection of emergency generator and associated components.
  • Requisition necessary material and supplies to complete required repairs or PM's
  • Routine and preventive maintenance duties include filter changes, lubrication, control and performance check, grease bearings, motors, and dampers.
  • Inspect mechanical, electrical systems, troubleshoot electrical control circuits, operate switchgear 480V or less, record inspections, and write reports to Supervisors.
  • Perform any additional duties on an as “required” basis where such duties are within the scope of contractual obligations.
  • Assistance may be needed in other areas of building maintenance such as ballast & lamp replacement, ceiling tile replacement, general building maintenance. However, this position is predominantly HVAC work
