Job summary

Spectrum Retirement Communities is seeking a Manager of Maintenance to organize and execute comprehensive maintenance of the community and physical plant. You will establish preventative schedules for systems including HVAC, elevators, fire life safety, and more, and troubleshoot arising issues across electrical, plumbing, and mechanical domains.

The role requires prior experience in property maintenance (2+ years) and knowledge of building systems, with on-call responsibilities and adherence to

Qualifications

• High School diploma or equivalent required.
• HVAC certification preferred.
• A minimum of 2 years in a Property maintenance position.
• Senior Living property maintenance preferred.
• Advanced knowledge of building systems such as HVAC, plumbing, electrical, and mechanical.

Responsibilities

• Establish and follow a preventative maintenance schedule on all systems including HVAC, elevator, fire life safety equipment, fire sprinkler, generator, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
• Troubleshoot and identify issues with electrical, mechanical, plumbing, HVAC, and structural components.
• Utilize Yardi work order system to manage maintenance and repair issues.
• Ensure community vehicles are maintained and credentials to drive are kept current.
• Adhere to on-call requirements for emergency repairs or maintenance.
