Job summary

Preferred Apartment Communities is seeking a Maintenance Supervisor to oversee daily maintenance operations, coordinate contractors, and ensure the property remains functional and inviting for residents. You will lead a maintenance team, prioritize work orders, and ensure preventative maintenance is performed across systems and common areas.

Qualifications

• 3 years of hands-on repair experience (apartment maintenance preferred) and 1-2 years of supervisory responsibility.
• Valid driver's license and dependable transportation; Type II or Universal refrigeration certification or ability to obtain within 90 days.
• Capable of physically demanding work including lifting up to 50 lbs, climbing ladders, and moving heavy appliances.
• Experience moving heavy appliances (75-300+ lbs) across units and stairs.
• In-unit upgrades such as installing lighting or ceiling fans.

Job Description

Responsibilities

• Oversees daily maintenance operationsby completing and prioritizing work orders, managing emergency repairs, preparing vacant units, and performing preventative maintenance.
• Maintains property functionalitythrough organized shop management, inventory control, amenity-area upkeep, and routine inspections across life-safety systems, pools, elevators, and lighting.
• Leads and supports maintenance staffby delegating service requests, evaluating technicians and groundskeepers, and assisting with property rehabilitation and QA inspections.
• Coordinates contractor workby selecting vendors, monitoring performance, and ensuring projects meet quality and budget expectations.
• Delivers strong resident servicethrough professional communication, timely issue resolution, and support for community events and resident needs.
• Handles supplemental property tasksincluding light cleaning when needed, distributing resident communications, and maintaining clean, orderly amenity and common areas.

Qualifications

Requirements:

• Brings strong maintenance backgroundwith 3 years of hands-on repair experience (apartment maintenance preferred) and 1-2 years of supervisory responsibility, supported by solid troubleshooting and problem-solving skills.
• Meets certification and licensing needsincluding a valid driver's license, dependable transportation, and a Type II or Universal refrigeration certification (or ability to obtain within 90 days).
• Capable of demanding physical worksuch as lifting up to 50 lbs, pushing/pulling 300 lbs on wheels, climbing 40-ft ladders, and performing extended bending, kneeling, and tool-based tasks.
• Able to move heavy appliances and equipmentranging from 75-300+ lbs across units, up stairwells, and within laundry rooms using hand trucks or other equipment.
• Handles structural and specialty repairsinvolving materials and machines often exceeding 100-300 lbs, including grills, exercise equipment, golf carts, and security gates.
• Performs in-unit upgrades safelysuch as installing lighting or ceiling fans while lifting and working from step ladders.

Additional Information

What We Offer:

• Expected salary range of $70,000-$77,000. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job
