American Avenue is seeking a Lead Maintenance Technician (Property Engineer Captain) to guide a team of Property Engineers and ensure top-notch resident experience.

You will train new hires, optimize daily task assignments with the GM, and lead in emergencies to resolve issues quickly while maintaining a high standard of workmanship and a positive team culture. This role requires a hands-on, travel-ready coach who can recruit, mentor, and elevate performance across the market.

Qualifications

• 7+ years of renovation, turn, or maintenance experience, including 5+ years hands-on work on homes.

American Avenue | Lead Maintenance Technician (Property Engineer Captain)

Overview

Property Engineer Leads are…

• Team Captains , overseeing our largest in-house labor pool, and holding their team accountable to nothing less than excellent every single day.
• They lead ultra-productive teams to deliver exceptional resident experience day in and day out, never dropping the ball.
• Able to walk the walk - Exceptionally talented and trained in every aspect of the Property Engineer role. You must be capable of completing a wide array of tasks including: service resident inbounds, complete rent ready checks, meet with HUD inspectors, assist on set outs, scope turns etc.
• Training-first mindset - What separates Captains from a great Property Engineer is that Captains have the ability to train new hires and elevate the quality of the team as a whole, not just deliver individual results.

PE Leads bring out the best in their teams. PE Leads ensure each and every Property Engineer is rigorously trained, and vetted before they are certified and set loose. Whether training Property Engineers how to complete various tasks, shadowing Property Engineers for performance evaluation, or proposing process changes that make each Property Engineer’s day more effective, PE Leads excel at bringing the most out of their teams.

Your Mandate

1. Training & Coaching: You will identify gaps that stifle team member performance, and work with those individuals to improve their outcomes. You will personally train and put your stamp of approval on every new hire.

2. Maximize efficiency: You will work directly with your GM to review your market’s task assignments in the morning, and again mid-day to ensure tasks are assigned in a way that is most efficient, and you are plugging gaps where needed to ensure no work orders go un-addressed.

3. High leverage work : Emergencies happen. When they do, you will work closer with Dispatchers and your GM to quickly identify the most expedient path to solve the emergency. When Property Engineers are deemed the best path, you will lead the charge to ensure emergencies are resolved in a timely manner.

4. Hiring : You will assist in the interview process (Home Walk Evaluations)

1. Profit Per Home: We believe in collective success. The team you represent is responsible for maintaining homes in a region. In order to increase the viability of the company, all leads share profit / home as a common objective.

2. Team Value Surplus: Quite simply, is the team you oversee delivering more value than they cost to the company? Value is determined based on the work your team completes and how much it would have cost us to have an external Vendor perform that same job.

3. Your Productivity : How much work can each Property Engineer on your team complete in a given week? As a successful PE Lead, your objective is to drive and optimize the productivity of your team, while also completing work yourself.

Basic Qualifications

• A strong background in construction, renovation, or maintenance: 7+ years of renovation, turn, or maintenance experience, including 5+ years of direct, hands‑on experience working on homes.
• A strong background of people management: 5+ years of experience managing a team of no less than 5 individual contributors.
• A problem solver’s mindset: By the time your phone rings, you’re already in execution mode.
• A hands‑on approach to life: You’re always on your feet. You have no concern traveling.
• A true coach-first mentality: You spend your time thinking through how to get your messages across and are impassioned by seeing others learn from you while also being open to ideas from your team.
