Maintenance Manager - West Chester, Pa - $85-105k - Property Management Group

The Maintenance Manager will oversee commercial office and retail buildings and will be responsible for the overall management and operation of the physical assets. This includes overseeing maintenance, security, cleaning, and capital improvement projects and ensure a safe, efficient, and well-maintained environment for tenants and customers while managing budgets and staff.

Key Responsibilities
  • Direct Maintenance and Repairs: Lead the maintenance team and actively participate in the inspection, diagnosis, and repair of building systems, including HVAC, electrical, plumbing, and life safety equipment. You\'re not just delegating, you\'re the first one on the roof to check the chiller or in the mechanical room to troubleshoot a pump.
  • On-site Project Management: Personally oversee and manage all facility projects, from minor renovations to major capital improvements. This includes being on-site to direct contractors, verify work quality, and ensure projects are completed on time and within budget.
  • Emergency Response: Be the primary point of contact for all facility emergencies, 24/7, and coordinating a response by other Maintenance Technicians. This includes responding in person to issues like power outages, burst pipes, and fire alarm activations to assess the situation and coordinate the response.
  • Vendor and Contractor Collaboration: Work alongside external vendors and contractors, acting as a technical liaison to ensure their work meets quality standards and aligns with the building\'s needs.
  • Strategic and Administrative Functions
  • Budget and Inventory Management: Develop and manage the facilities budget, but also actively manage inventory of parts, tools, and supplies. You will be directly responsible for ordering and tracking all resources needed for maintenance and repairs.
  • Staff Leadership and Development: Supervise and train a small team of facilities staff or maintenance technicians. This includes leading by example, sharing your technical expertise, and providing hands-on training to develop their skills.
  • Compliance and Safety Oversight: Conduct regular, physical inspections of all building systems and common areas to identify potential hazards and ensure compliance with all building codes, safety regulations, and tenant requirements.
Required Skills and Qualifications
  • Extensive Technical Knowledge: Deep, practical knowledge of building systems, including HVAC, electrical, plumbing, and fire suppression. You must be able to read blueprints and schematics.
  • Physical Stamina and Adaptability: The ability to work in various conditions (hot, cold, wet, confined spaces) and perform physically demanding tasks, such as lifting heavy equipment, climbing ladders, and operating power tools.
  • Problem-Solving: A strong aptitude for diagnosing complex technical issues and implementing effective, long-lasting solutions.
  • Communication: The ability to clearly communicate technical issues and solutions to both your team and non-technical stakeholders (tenants, management).
