Gables Residential in Coral Gables, FL, seeks a Maintenance Manager to lead service operations across communities. You will supervise the maintenance team, coordinate inspections, and drive preventative maintenance to keep properties in top condition.

Collaborate with the General Manager to set expectations, manage schedules, and meet deadlines while adhering to budget guidelines. The role involves vendor management, training on-site staff, and sustainability initiatives.

Qualifications

• 3–5 years of experience in apartment maintenance.

Role Profile

The Maintenance Manager at Gables plays a critical leadership role, overseeing service operations and maintaining the communities you serve. Your focus is on excellent customer service, strong collaboration with the General Manager, and ensuring timely, compliant facility maintenance.

• Prepare and implement a preventative maintenance program to minimize emergency and service repairs.
• Understand budget guidelines, purchase supplies, and schedule vendor services using purchase order systems and proper bidding procedures.
• Serve as a subject‑matter expert in all technical areas of property maintenance, mentoring and training on‑site service teams.
• Remain open‑minded and flexible as day‑to‑day tasks may change based on community needs.

Qualifications

• 3–5 years of experience working in apartment maintenance.
• EPA Certification Type I and II.
